The property was bought by ourselves in 1999. The previous owner, a GP, had lived at 111 Bradgate Road for 30 years. During our time here we have extended the property. The first extension was to the rear downstairs to create an open kitchen/dining area/lounge. This was done in 2014-15. The property was also rewired with new gas central heating installed at this time. The kitchen is from Howdens. Following this we did the loft conversion in 2016. It was at this time that the outbuilding was also built. The garden was remodelled from grass to a large patio area in 2020. The house has given us 26 years of happy family memories. Our son went to school across the road at Holbeach Primary School before going on to University. For 30 years, until recently, I worked as a journalist for the Sun newspaper at London Bridge, taking advantage of the excellent 12-minute train links from Catford Bridge. A bus (47) also takes you to London Bridge. This takes 45 minutes. In the opposite direction The Glades shopping centre at Bromley is also served by train and local buses. The property is in an excellent location and in a very friendly and peaceful neighbourhood. Indeed, many of the neighbours in the small row of houses have been here for longer than we have. Being this end of Bradgate Road there is very little traffic and parking is never a problem. A residential parking permit is £250 per year but can be less depending on the band of vehicle (it was £15 per year when it started!). The rear garden is secluded and secure as all the gardens back on to each other and not directly overlooked. Ladywell Park is a short three-minute walk away and offers an athletic track and a child's playground as well as tennis courts and lovely walks. Ladywell Fields is accessed through this park and offers wonderful open spaces for jogging and dog walking. The beautiful Blythe Hill is also close by and offers wonderful panoramic views of London. The Sainsbury superstore at Sydenham is a five-minute drive. The University Hospital Lewisham is very close by and has an emergency and maternity department. During our time at Bradgate Road we have noticed many more professional couples and families moving into the area to take advantage of what the area has to offer. It is peaceful at all times with a good sense of community and the neighbours are quiet and friendly. There is no onward chain as we are relocating to South East Asia. It is finally time to say goodbye to our wonderful, warm and happy home, one that has looked after us for so long. We know that whoever buys the house will come to love and cherish it as much as we have.
