Description
Comment from Robert Reed of Gascoigne Halman
This lovely individual cottage has been a much treasured home which the present owners have enjoyed for the last thirty years. In that time they have transformed the cottage by way of complete refurbishment, a single storey extension, the acquiring of additional land, constructing a high quality outbuilding and developing the gardens quite magnificently. Accordingly, this is a home of unique character and merit, and provides not just a home, but a most special and rare semi rural lifestyle.
The house itself may date back as far as the 17th century, with subsequent additions in the 1800¿s, 1980¿s and the past few years. The present owners have been particularly skilful and thoughtful in ensuring that more modern refinements blend well with the history of the house and a good example of this are the superb quality double glazed windows throughout, which have an elegant period style appearance.
The ground floor has a really well appointed breakfast kitchen that is a focal point for day to day life and off this room is the most recent extension. This versatile and stylish room can be either an additional reception room or ground floor bedroom and has an a contemporary en suite shower room. The living room is at the opposite end of the house and has an original sandstone fireplace that contains a wood burning stove.
Upstairs, the ceiling heights are low here we would suggest that tall viewers may struggle here. But if you are the appropriate height then wow there is much to enjoy. The views of countryside are wonderful and the two bedrooms are served by a bathroom. The present owners have effectively used the entire upstairs space as a suite, with the second bedroom being utilised as a dressing room.
Externally these gardens are a real wow, having been landscaped, designed, cultivated and meticulously planned. The end result is a glorious country garden which provides an abundance of colour and interest throughout the year and has seating areas perfectly positioned for alfresco dining. At the opposite end of the plot is a meadow with orchard and vegetable patch whilst the driveway has been very well landscaped and designed with a garage car barn outbuilding and log store.
This is a beautiful property, and a very rare buying opportunity.

Directions
From our office in the centre of Tarporley take a right turn out of the village in the direction of Nantwich and proceed along the High Street. Upon reaching the Texaco petrol station Spar take a left turn onto Eaton Road. Continue along Eaton Road and the road will bend sharply to the right, having passed Cobblers Cross. Continue straight on, passing the golf course on the left hand side, and upon reaching the junction carry straight on. You will soon enter the village of Eaton passing the Community Centre on the right hand side. Take the first right onto Edgewell Lane, continue straight on towards the end of the lane having passed houses and the back of the schoolwhere this becomes Winterford Lane. The lane quickly becomes less populated and more rural in feel and at this point the subject property will be located on the right hand side.
