Church House Close is a small, quiet and well established Cul-de Sac of only a handful of semi-detached homes located in Chudleigh Knighton. The close is located just off Knights Mead but benefits from direct pedestrian access to the village centre. Chudleigh Knighton is situated between the popular nearby towns of Bovey Tracey and Chudleigh, between the Devon coast and the rugged hills of Dartmoor just south of Exeter. Bovey Tracey, also known as ‘the gateway to the moor’, has a wide range of facilities including convenience stores, doctors surgery, dentist, independent shops pubs and restaurants. Supermarkets are located in Kingsteignton or Newton Abbot a short drive away.

The local primary school is well supported and has a good Ofsted rating. Secondary schools are located in Kingsteignton and Ashburton, plus independent schools in Teignmouth and Stover, Newton Abbot.

Chudleigh Knighton is conveniently located for commuting to Torbay, Exeter or Plymouth with easy access to the A38 Devon Expressway, and also for access to the rest of the country via the M5 motorway at Exeter. There are regular local bus services and mainline rail station in Newton Abbot and Teignmouth linking to London Paddington in around 3 hours. Exeter has an airport flying to national and international destinations.


Description

Church House Close is a small cu-de-sac of similar homes thought to have been built in 1988 quietly tucked away between Knights Mead and the Village centre. A footpath handily connects the close to the village centre. Number 1 is a well-presented, light and airy home and would make a wonderful first home, as it did for the sellers, or for those looking to downsize. During their tenure the current owners have made several improvements including significant relandscaping to maximise the garden space, replaced the central heating boiler as well as replacing the majority of the double glazing and the front door. There is space for an undercounter washing machine and space for a freestanding fridge/freezer. From the Dining room French doors open to the conservatory providing useful additional space for relaxing.

Off the landing are the three bedrooms. The main bedroom is to the front of the property with a pleasant outlook and has a built in wardrobe plus storage cupboard. Bedrooms two and three have a view to the rear. The family bathroom was updated by previous owners and is fully tiled to two walls with a modern white suite with chrome fittings including bath with a thermostatic shower over and glass shower screen, wash basin and WC.


Outside

To the front of the property is a generous front garden laid to lawn with a small tree. A walled bank with trees and shrubs provide a boundary to Knights Mead, and a gravelled path leads to the front door. The gravelled pathway continues to the side of the house where there is a wooden gate which opens to a side garden currently used for two wooden garden storage sheds. The level back garden is of a good size and has been relandscaped by the current owner to maximise space. In the main the garden has been laid with artificial grass for ease of maintenance with a sleeper flower bed to one side. The garden is fully enclosed with wooden fencing and walling with trellis over. With it’s south-easterly orientation the garden gets a good amount of light and sun throughout the day.
