Description

Elegant and spacious, with a recently renovated interior and light, airy vibe, this three-bedroom Victorian home has a lot to offer. The location is ideal too – walkable to both Underground and Overground services, within easy access of green spaces, Leytonstone Underground and the village scene on Francis Road.

The property has been meticulously refurbished throughout. Care was taken to preserve and restore beautiful period features such as detailed ceiling coving, fireplaces and floorboards, while a modern kitchen and bathroom were fitted for contemporary comfort. As well as a full rewire, a new heating system and boiler were installed, and the ground floor has been reconfigured for a lovely flow. Every room has been decorated in a calming neutral palette with white woodwork, resulting in a refined, cohesive look.

Set on a friendly, tree-lined residential street, the house sits behind a wall topped with pretty, variegated ivy, and greets you with a gabled, brick exterior with white-painted lintels to the bay windows. A traditional black-and-terracotta chequered tile path leads past the stoned front garden, to a pretty porch and a four-panelled white front door.

STEP INSIDE – CONSIDERED COMFORT

The wide, welcoming hallway sets the tone for the rest of the house, with neutral cashmere-coloured walls (seen throughout) rising to an intricately coved ceiling with a rose and pendant. Underfoot, sanded, restored floorboards flow through a four-panelled door into the living room on your right.

Lovely proportions and a fabulously ornate coved ceiling with a matching rose and a glass globe pendant give this sunny space a restful feel. It’s bathed in light from the tall bay, fitted with full-height louvred shutters. There’s a modern radiator, while bespoke cabinets and shelves fill the alcoves on either side of a restored cast-iron fireplace with a timber surround, Art Nouveau floral tiles and a black stone hearth.

Returning to the hall, the floorboards continue past understairs storage and an internal frosted window to the second reception, dining room and kitchen. With a versatile broken-plan layout, this light-filled space has been cleverly zoned, with another amazing coved ceiling and decorative rose to the seating area. A pair of radiators keeps things cosy, while the room is lit by tall glazed French doors to the utility and a widened arch through to the kitchen.

Newly fitted in February this year, the kitchen features modern sage green shaker-style doors with black handles, topped with a pale terrazzo-style work surface and a white metro-tiled splashback. The floor is tiled in grey; a composite sink and drainer with black mixer tap sits beneath a triple window to the garden; and white timber open shelving provides space for extra storage and display.

Integrated appliances include a new Beko oven and induction hob with an overhead extractor, alongside a freestanding Bosch washing machine. You’ll also find a freestanding Samsung fridge freezer in the useful side utility, which features a glass roof, a white-painted exposed brick wall, terracotta floor tiles and a door to the garden.

Take the white-painted staircase with a neutral wool runner to the first floor. On the landing, you’ll find a roomy over-stairs cupboard, while a loft hatch opens to a partially boarded loft, great for long-term storage or conversion in the future, subject to the usual planning permissions.

The three bedrooms on this floor all share a similarly restful décor scheme, with sanded, restored floorboards, neutral walls, modern radiators and full-height louvred shutters to the windows.

At the front, the primary double bedroom is bathed in wonderful morning light from a large bay fitted with louvred shutters, and features a coved ceiling with discreet spots, and a pair of full-height bespoke fitted double wardrobes. Beyond, the roomy second double enjoys garden views, while the third bedroom, beside the primary, has a characterful panelled ceiling. Currently used as a quiet home office, it would work equally well as a nursery.

You’ll find the family bathroom towards the rear, lit by a garden-facing window with louvred shutters to match those elsewhere. Grey floor tiles pair with white metro wall tiles, while the fittings and fixtures are by Burlington. There is a luxurious walk-in rainfall shower with a frameless glass screen, toiletries niche and shampoo attachment; a basin with grey storage vanity and chrome mixer tap; and a chrome towel rail radiator. A traditional-style close-coupled loo completes the suite.

OUTDOORS – SPACE TO ENTERTAIN

The 29-foot garden enjoys the morning and midday sun, with a central patio providing the perfect spot to relax and entertain. Enclosed by timber fencing with climbing ivy and jasmine, beds with pretty scalloped stone edging contain plants including Choisya (Mexican orange), roses, Euonymus, Euphorbia and hydrangea. To the rear, a grassy lawned area is home to a handy timber storage shed and a sleeper-edged raised bed, with palm-like Cordyline adding a Mediterranean vibe.

A NOTE FROM THE OWNER

‘I particularly love all of the period features, the spacious lounge and dining room, and the beautiful morning light in the main bedroom. The location is great, giving you easy access to both central London and the West End, yet with a lovely family feel to the road and brilliant neighbours on both sides.’

GETTING AROUND

Commuting is swift, with both Leytonstone Tube and Leyton Midland Road Overground both just ten minutes on foot. Leyton Midland offers a handy connection to the Victoria line at Blackhorse Road, while Leytonstone Tube provides Central Line access to the City and West End, with a quick change across the platform at Stratford to the Elizabeth line, easy access to the Jubilee line also available for Canary Wharf, the South Bank and Westminster. A short bus ride will also take you to the Olympic Park, Westfield Stratford and Walthamstow Village. For trips further afield Leytonstone offers quick and easy access on to the M11 enabling you to get on the M25 within 20 minutes.

IN THE NEIGHBOURHOOD

Just around the corner is Unity Café and two great neighbourhood watering holes – the Heathcote & Star pub (great for watching football, families and its beer garden) and Filly Brook craft beer hall, which regularly hosts top notch pop-up kitchens – Cavendish Drive’s location is equally suited for a wander into the bustle of High Road Leytonstone or down to lovely Leyton Village on Francis Road. The current owners also particularly recommend Le Regret Wine Bar and The Good Bagel.

Between the two, you'll find plenty to explore, including authentic Thai cooking at The North Star, locally brewed coffee at Perky Blenders, remarkable wines at Yardarm and excellent pastries at both Wild Goose Bakery and Albert & Francis. Or try some of our local sellers’ favourite spots: Bamboo-Mat Peruvian Japanese restaurant by Leyton Midland station; the Turkish café opposite Sainsbury’s Local for freshly made spinach and feta gozleme; Homies on Donkeys (Mexican); Mum Likes Thai Food; Gravity Well Taproom; Masala India restaurant; and The Old Crown.

Abbotts Park, and the largest playground in Leyton, is just a nine-minute stroll. Also within walking distance are Wanstead Flats (18 minutes), the Olympic Park (just over 30 minutes), and Hollow Pond (25 minutes), from where Epping Forest offers a quick London escape to over 2,400 hectares of green open space and woodland.

SCHOOLS

Local schools include the Ofsted-rated 'Good' Gwyn Jones Primary, Norlington School & 6th Form for Boys, and Connaught School for Girls – all within 12 minutes by foot. Excel Kids Day Nursery is just five minutes away.

About Eeleven, E11

45 High Street, Wanstead, London, E11 2AA
Industry affiliations:

The care and devotion that people display towards their Victorian or Edwardian homes is a complete inspiration to us, and is the reason why Eeleven exists.

We've had a longstanding love affair with these remarkable and versatile properties - from the architecture outside, to the detail within, and the versatility of the design - but it's the imagination of people who make one their project that really stirs our soul.

Whether it's a painstaking restoration that pushes the original character front and centre; a creative modernisation that blends reclaimed materials with contemporary finishes; or a complete remodel that redefines the roles of rooms and entire layouts: Victorian and Edwardian homes have ridden the waves of changing design trends and evolving lifestyles while never going out of fashion!

Our founder, Vince Laurella, started his estate agency career in Leytonstone in 1999. Since then he's helped thousands of people to realise the most from their Victorian and Edwardian properties: from the maisonettes off Francis Road and the terraces of the ladder in Forest Gate, to the broad tree-lined avenues of Upper Leytonstone and the prized collection of streets that go to make up Bushwood.

And so, in 2016, he created Eeleven, a specialist estate agency for the very best period property in the neighbourhood, built on design-conscious marketing, deep local insight and a really good customer experience.

Whether you are selling, letting or refurbishing a Victorian or Edwardian home in Leytonstone, Leyton, Forest Gate or Wanstead, we're here to help you achieve the best possible price through a unique, intelligent and thoughtful approach.
