Stairs dressed with a vibrant orange runner ascend to the first floor. There are two bedrooms here, both with white walls and the same oak floors as below. The principal is a delightful room with two shuttered sash windows and a generous bank of built-in wardrobes.



The bathroom is at the rear of the upper floor and has a fantastic traditional feel. Marble chequerboard tiles ground underfoot, and there is a roll-top bath and a separate walk-in shower. The WC lies just before, slightly delineated by folding doors.



Outdoor Space



The rear garden is accessed via doors in the dining room and the kitchen, which, when left open in the summer, creates a circular, cohesive feel. Largely laid to lawn, the garden also has two terraced areas for outdoor dining and has beds ready for planting.



The Area



Kilburn Lane is excellently located close to Queen’s Park, Kensal Rise and Ladbroke Grove. Nearby Chamberlayne Road has a fine selection of independent restaurants, delis, pubs and shops, including a butcher, greengrocer, florist and a Gail's. There is also a tennis court locally, a charming city farm and an excellent wooden playground.



Other local favourites include Michiko Sushino sushi bar and Italian restaurant Ida, family-owned Vicki's deli, as well as the renowned music venue and gastro-pub Paradise and bar/restaurant Parlour. Further bars, restaurants and pubs can be found along the bustling Lonsdale Road. A range of yoga and Pilates studios, gyms and fitness centres are nearby, including Yogaloft.



Nearby Queen’s Park is a wonderful outdoor communal space for playing, picnicking, tennis and golf, and on Sundays erupts into activity with its busy farmers’ market.



The boutiques and restaurants of Westbourne Grove and Portobello Road Market are within a 30-minute walk. Regent's Canal can be reached on foot in 10-minutes; from there, a 40-minute stroll leads to Maida Vale, Regent’s Park and Paddington Station.



There are plenty of excellent schools locally, in both the state and independent sectors.



Transport connections are fantastic: Zone 2 stations Kensal Rise and Queen’s Park are under 10 minutes away, and run Bakerloo line and Overground services. Buses from Harrow Road reach Kings Cross/Euston and Notting Hill, and Hyde Park in about 25 minutes. There is also good access to the M4, A4 and A40.
