Bilberry Barn — An Exceptional Dutch Barn–Style Residence in an Exclusive Gated Setting

Ready for immediate occupation, Bilberry Barn is an outstanding four-bedroom home of striking architectural presence, set within an exclusive gated enclave of just three individually crafted properties at Berry Thorpe Farm.

Occupying a privileged position in the heart of the Vale of Belvoir, the property combines innovative design, superior craftsmanship and uninterrupted countryside views to create an exceptional contemporary rural home.

A Contemporary Interpretation of Rural Architecture, defined by its sweeping curved roofline and distinctive Dutch Barn inspiration, Bilberry Barn offers a bold yet elegant silhouette. The use of contemporary cement-board cladding and a meticulous interior specification ensures an effortless balance between modern refinement and timeless rural character.

Every element has been carefully considered, resulting in a home that showcases architectural intent, flawless detailing and a level of finish that sets it apart.

Spectacular Open-Plan Living - The heart of the home is an expansive open-plan kitchen, dining and living space, a magnificent environment designed for both daily living and entertaining. The bespoke Sherwin Hall kitchen, finished in sophisticated Nightshade Black and complemented by quartz worktops, forms a striking centrepiece to the room.

A substantial central island anchors the space, while the La Cornue range cooker introduces a touch of classic elegance and professional performance. A generous pantry cupboard and a separate utility room provide added functionality, ensuring seamless practicality.

Full-height glazing floods the double-height dining space and adjoining living area with natural light, capturing beautiful views and creating an uplifting sense of volume and openness.

Refined Living Spaces - The entrance hall is beautifully appointed, featuring a bespoke walnut staircase with glass balustrade that immediately sets the tone for the home’s craftsmanship and quality. A large cloaks cupboard conceals the CCTV monitor security system, while a stylish contemporary WC completes the space.

The principal living room, positioned to enjoy expansive views across open countryside, offers a peaceful retreat and a superb space for relaxation.

Luxurious Bedroom Suites - The first floor is arranged around a galleried landing, leading to four exceptionally appointed bedroom suites.

The principal suite enjoys a private balcony overlooking the surrounding landscape, together with a walk-in wardrobe and a beautifully finished four piece en suite bathroom.

Three further double bedrooms, each with its own high specification en suite, offer comfort, light and privacy, making the home perfectly suited to both family living and guests.

Every bedroom is designed to maximise natural light and rural outlooks, reinforcing the home’s connection to its setting.

Exceptional Outdoor Living - The wrap-around gardens have been thoughtfully landscaped to complement the home’s architecture and make full use of the panoramic views. A paved terrace, manicured lawns and a brick-built barbecue area with pergola and integrated seating create an ideal environment for outdoor dining, entertaining or simply enjoying the serenity of the Vale of Belvoir.

Practical Luxury - A double integral garage with electric door offers secure parking, supplemented by further off-road parking within the gated development. The home is equipped with high-quality materials, premium fixtures and a rigorous attention to detail throughout.

Heating & Sustainability - Bilberry Barn benefits from underfloor heating throughout, powered by an energy-efficient air source heat pump, providing comfortable, even warmth while promoting a low-carbon lifestyle and reduced running costs.

A Landmark Home in a Beautiful Rural Setting - Bilberry Barn is far more than a place to live, it is a statement home of exceptional design, remarkable craftsmanship and contemporary rural luxury, set within one of the Vale of Belvoir’s most picturesque landscapes.

Location

Thorpe Arnold is a small village located to the northeast of Melton Mowbray. The parish church of St Mary the Virgin is located in the centre of the village and is constructed of local Ironstone and set in beautiful grounds.

The village is about two miles away from Melton Mowbray at the northern end, which has a large superstore. The town centre is bustling and has a number of amenities whilst Thorpe Arnold itself sits on the A607 onwards to Waltham on the Wolds and Grantham.

Historically the village is recorded in the Doomsday Book, among numerous English manors held by Hugh de Grandmesnil, sheriff of the county of Leicester, richly rewarded by William the Conqueror for his part in the Battle of Hastings 1066. Latterly the Duke of Rutland, who bought much of Thorpe Arnold in 1715, owned both villages.

Melton Mowbray Golf Club, one mile from the development, is set in rolling countryside with outstanding views across the Leicestershire Wolds, they welcome golfers of all ages and abilities to join us on our verdant parkland course. Thorpe Arnold Cricket Club is half a mile the development and is a very active club being represented in a number of leagues and divisions.
