Description

An immaculate, modern, energy efficient home in a scenic rural location

Description

Built in 2014, Broomhall was designed with comfort, light, energy efficiency and ease of maintenance in mind. Externally, it reflects traditional Scottish architecture with cream harled walls, a slate roof, and dormer windows. Inside, the rooms are warm, bright, inviting and well proportioned.

The entrance hall is particularly welcoming with a wood burning stove, a seating area and built in bookshelves. Adjacent is the sitting room which spans the width of the house and with windows on three sides, makes the best of the south westerly light.

The open plan kitchen/dining/living room is an inviting and sociable space, with a large dining area, a bright bay windowed seating area, and a generous kitchen. The kitchen is fitted with timber cabinetry, granite worktops, an induction hob and waist height ovens. The adjoining utility room provides access to the plant room and a veranda at the back of the house. There are two W.C.s on the ground floor, one off the main hall and one off the utility room.

The principal bedroom is located on the ground floor and has an en suite bathroom, built in storage and sliding doors, that open directly onto the garden. Upstairs are three further double bedrooms. One has an en suite shower room, while the others share the main bathroom. All have built in storage. A spacious study, positioned above the main bedroom, has superb views and works well as a home office but could easily be used as an additional bedroom.

Outside
The garden has been designed for easy maintenance while providing year round interest. A beech hedge forms an attractive boundary on three sides, with a laurel hedge along the roadside. There are two ornamental ponds, a barbeque/seating area, and well stocked beds interspersed with gravel paths.

Outbuildings
A double garage with separate workshop
Summer House
Polytunnel and lean-to log stores

Location

Broomhall is in a beautiful location near the foot of Glenisla, close to the boundary between Perthshire and Angus. Accessed from a quiet country lane running alongside the Kilry Burn, the property is surrounded by fields and light native woodland, with the local hills of Formal and Balduff forming an attractive backdrop.
The Angus Glens and Cairngorms National Park lie to the north, while the fertile fields of Strathmore are to the south. The River Isla flows nearby, travelling from Glenisla over the spectacular Reekie Linn waterfall before meeting the River Tay south of Blairgowrie.
Glenisla is widely regarded as one of the most picturesque Angus Glens, and the neighbouring glens also offer exceptional walking and scenery. The area is ideal for a range of outdoor pursuits including skiing at Glenshee (approx. 21 miles), hillwalking, mountain biking, trout fishing on local lochs and reservoirs, birdwatching at Lintrathen and Kinnordy reserves, and salmon fishing on the Rivers Isla and Ericht. There are two golf courses in Alyth and a championship course in Blairgowrie.
Kilry is a small rural village with a church, village hall and a friendly, predominantly farming community. Local amenities in Alyth include a butcher, Co op, Post Office, chemist, ironmonger and health centre. A wider selection of shops and supermarkets are in Blairgowrie and Kirriemuir (both about 10 miles away), with Perth (26 miles) and Dundee (21 miles) offering high street shops, professional services and cultural activities.
Local schooling includes Isla Primary School (3 miles) with secondary provision in Kirriemuir and Blairgowrie. Independent schools - including the High School of Dundee, Craigclowan, Strathallan and Glenalmond—are served by buses from Alyth and Blairgowrie.
Edinburgh and Aberdeen airports are approximately 66 miles away. Dundee Airport (21 miles) offers daily flights to London.
