This is a great long-term investment rental opportunity. Bought in 2023 precisely for the purpose of rental investment, there's no prospect of sale of the property on the horizon. The landlords are experienced and senstive in their approach to overisght of the house, with Concord managing on their behalf.
Hughes Stanton Way is a peaceful cul-de-sac situated on the popular Lawford Dale estate. It is easy to get to the train station, Manningtree town centre, Colchester and Ipswich. The house is decorated in modern, neutral colours throughout. The front door leads into the entrance hall to the right of the living room. It's long, open plan living room, has space for dining. The kitchen has a good turning circle, eye level double oven and access out to the stepped garden leading to the garage.
The house is carpeted throughout, apart from kitchens and bathrooms. The bedrooms are large enough for 2 doubles and 1 single, with ensuite and family bathroom upstairs, clean lines and modern styling. Most of the garden is grass, in addition to the patio, with a slope down to a gate which allows access to the garage and parking area off the road. The windows are double glazed throughout the house.
Manningtree train station is less that a mile from the house. It is on the Intercity main line to London, and has three direct services per hour running to the capital Monday - Saturday daytimes, taking around an hour to reach Liverpool Street station. There are also direct links to Colchester, Ipswich, Stratford, and Norwich as well as a number of other places. First Group run the 103 and 104 bus services between Harwich and Colchester via Manningtree. The service runs twice every hour from 0800 until 1630. The service is more frequent between 0600 and 0800 and less frequent between 1630 and 2200. Manningtree is a town that blends interest and character with practicality. It is a small town, sitting alongside the Stour Estuary so you are never very far from riverside views and long walks. There are many pubs and restaurants, and the high street has a number of small independent shops, ranging from well-packed delicatessens to art shops, as well as the essential day-to-day supermarkets. Architecture is a mix of old and new, with continued signs of development money coming into the town.
