Description
Situated on the fringes of this well-regarded village, 1 Rectory Gardens is an attractive home of brick and flint elevations beneath a hipped slate roof. While echoing the symmetry and poise of a Georgian design, the house was constructed around 28 years ago to a notably high specification, offering the reassurance of modern standards and concrete floors to both ground and first levels —providing a pleasing sense of solidity and excellent sound insulation throughout.
The front door opens into a large reception hall with timber flooring, a galleried staircase rising above, and a cloakroom. To the front, overlooking the drive, are a study and a well-proportioned family room, offering flexible space for those working from home.
The property has a particularly appealing kitchen/breakfast room, enjoying a south-easterly aspect over the garden and flagstone flooring. This space has been thoughtfully updated and now features stylish painted shaker cabinetry, quartz worktops, a twin ceramic Belfast sink and fitted wine rack, integrated fridge and dishwasher alongside larder. A separate utility room has also been refitted, with oak work surfaces, integrated freezer, oak shelving and a Belfast sink along with plumbing for washing machine and door to the garden.
The sitting room is elegant in proportion, whilst benefitting from a triple aspect, with two sets of doors leading out to the garden - a light-filled and sociable setting, equally suited to everyday living and entertaining.
On the first floor is a large galleried landing, leading to the large principal bedroom suite, with French doors opening onto a private balcony, together with an en suite bathroom fitted with both bath and separate shower. A second bedroom also benefits from its own en suite shower room, while three further bedrooms are served by a family bathroom.
Outside
1 Rectory Gardens is approached from the village lane onto a shared no-through private drive, leading to a large, gravelled driveway, in turn arrive to a double garage. The grounds extend to around 0.46-acre, with the front being screened by colourful Photinia, hedging and ornamental trees.
The rear gardens have been beautifully kept and maintained, with a variety of mature native and ornamental trees, shrubs and well-stocked barked beds. There is a large terrace aligning with the kitchen and dining room, with further terrace from the sitting room with pathway to a ‘bandstand’-style pergola.
To the north, across from the driveway is a further parcel of land, owned by 1 Rectory Gardens, which is largely lawned with a mix of trees and shrubs, which provides further parking if necessary (see illustration, etched yellow).
