Living in Hayes offers a practical balance between affordability and connectivity, especially with the Elizabeth Line (Lizzy Line) dramatically improving access. Hayes & Harlington station provides fast, direct links into Central London, Heathrow, and Canary Wharf, making commuting very convenient. For restaurants and nightlife, nearby Ealing Broadway is a standout—just a short journey away—with a wide range of high-quality dining options, cafés, and bars that cater to different tastes. Locally, Hayes itself has improved in recent years, with a growing number of supermarkets, casual eateries, and essential shops, though it still doesn’t match Ealing’s variety or charm. Open spaces like Barra Hall Park and Minet Country Park are positives, offering decent green areas for walking and relaxation. On the downside, some parts of Hayes can feel a bit lacking in character, and the high street is still developing. Traffic can be busy during peak hours, and parking may be limited on residential streets. Noise from flight paths (due to Heathrow proximity) can also be noticeable. However, public transport reliability is generally strong thanks to the Elizabeth Line, even if trains can get crowded at peak times. Overall, it’s a solid choice for those prioritizing transport links and value, with the added benefit of being close to more vibrant areas like Ealing.

The building management team has been excellent. They are responsive, professional, and quick to address any issues raised. Communication is clear, and problems are resolved efficiently, which makes living here smooth and stress-free. Ritesh and Emeric are particularly outstanding—they are always on point and often get things sorted within the hour.
Please share one thing (or more) which you wish you had known before you moved in:
One thing I wish I had known before moving in is just how much the facilities would enhance day-to-day living. The gym, co-working spaces, and free coffee make it feel more like a lifestyle experience than just a place to live, which is a huge plus. It’s also worth knowing that the management team is incredibly responsive—issues are often resolved very quickly, which adds real peace of mind. On the practical side, peak times in shared spaces can get a bit busy, so planning around that helps. Overall, it’s a very well-run and high-quality development that delivers more than you might expect from a typical viewing.

The area offers a great mix of local shops, supermarkets, and a variety of restaurants and cafes, making day-to-day living very convenient. There are also several green spaces and parks nearby, which are perfect for walks and relaxing. Transport links are excellent, with easy access to buses and train stations, making commuting straightforward. The Elizabeth line is a real bonus. It’s been a game changer for getting around quickly and efficiently. Overall, it’s a well-connected and vibrant area with plenty of amenities.
How has the building management responded to any problems or issues you have raised:
Emeric has been excellent whenever issues have been raised. He really knows his stuff, is responsive, and always quick to follow up and resolve any problems efficiently.
Please share one thing (or more) which you wish you had known before you moved in:
One thing I wish I had known before moving in is how convenient the transport links are, especially with the Elizabeth line. it makes getting around much faster than expected. I’d also say the area can get a bit busy at peak times, so planning journeys and parking ahead can help. It’s a good place to live, even though it’s not very central, as you still have easy access into central London when needed.

On the downside, parking can be limited on residential streets, and traffic noise is noticeable on main roads. Bin collections are generally reliable, but like many areas, occasional anti-social behaviour can occur. Overall, it’s a practical and well-connected place to live.

No issues at all – living at Momento Hayes has been smooth, comfortable, and very well managed throughout.

A useful insight about living at Momento Hayes is how much the day-to-day experience depends on the management team—they’re genuinely helpful, responsive, and make settling in very easy, which you might not fully appreciate during a viewing. A tip for new neighbours: get to know the staff early and report any small issues quickly, as they’re very proactive. Also, take advantage of the excellent transport links like the Elizabeth line, which makes commuting far easier than you might expect

Nothing in barking the market is diverse but no real good bars, restaurants maybe in 10 years it will good but I’ve ended travelling to Stratford or Hackney to have a good day or evening

Never any contact once got told I could go into a payment plan but my rent was fully paid & then when I got into a payment they refused to give me a new lease … why even suggest ?
Please share one thing (or more) which you wish you had known before you moved in:
The bills, £150 a month is crazy enough but sometime went up to £250 for a one person bedroom that’s ridiculous. 2k can you get you a very nice apartment in a much better location. Remember they are owned by a company outside of the UK that want to use young professionals as a way to exploit them to get there good earned money. Maintaining the apartments are non existent I twice made a maintenance issue & got an email to say it was fixed no one came to fix it
