The kitchen
Serving as the practical heart of the home, the kitchen provides a dedicated space for preparing meals and socialising. It is fitted with a range of wall and base units topped with contrasting work surfaces, including an integrated electric hob and oven with extractor, and a stainless steel sink beneath a wide window looking onto the garden. A door opens to the side, while an open doorway links directly to the lounge for ease when entertaining.

The living and dining room
The generous living and dining room is a central space for relaxing and gathering. A broad picture window frames views of the rear garden, creating an attractive backdrop for seating and dining areas. Doorways lead through to the kitchen, hall and second bedroom allowing the space to flow easily between rooms and offering flexibility for family life.

The primary bedroom
Occupying the first floor, the primary bedroom provides a peaceful retreat. A full width dormer window spans the room, while extensive built in wardrobes and eaves cupboards offer plenty of fitted storage. The sloping ceiling adds character, and there is ample space for a double bed and additional furniture.

The second bedroom
This ground floor bedroom provides comfortable accommodation for family members or guests. A front facing window overlooks the cul de sac while its sensible proportions allow for a double bed and freestanding furniture. Set off the living room, it offers easy access to the rest of the accommodation and can also serve as a home office if required.

The third bedroom
Currently arranged as a single room, the third bedroom offers useful flexibility. A window to the front elevation provides an outlook over the street. Situated off the hall, its compact footprint makes it ideal for use as a bedroom, study or nursery and ensures it remains connected to the ground floor living spaces.

The bathroom
The family bathroom serves the ground floor. The suite comprises a panelled bath with shower over and patterned glass screen, a contemporary basin set within a vanity unit and a close coupled WC. A frosted window maintains privacy while allowing ventilation.

The garden
Behind the home, the enclosed garden provides a private outdoor space for relaxation. It is laid principally to lawn with mature shrubs and trees along the boundaries, plus a paved area adjacent to the house for seating or barbecues. There is access to the garage and driveway, and established hedging ensures seclusion.

The driveway and parking
To the side, a double-width driveway provides generous off-road parking and can easily accommodate motorhomes or caravans. It leads to a brick-built garage with an up-and-over door, recently rewired for power and lighting, along with a timber outbuilding that offers additional storage. A neat lawn and planted border soften the frontage, while gated side access leads through to the rear garden.

Location
Kidderminster is a thriving Worcestershire town with a wide range of amenities, including shops, supermarkets and recreational facilities. Marlpool is a mature residential district characterised by bungalows and family homes. Public transport routes along nearby roads connect the property to the town centre and surrounding areas, and there are schools within easy reach. Reservation Fee - refundable on exchange

A reservation fee, refundable on exchange, is payable prior to the issue of the Memorandum of Sale and after which the property may be marked as Sold Subject to Contract. The fee will be reimbursed upon the successful Exchange of Contracts.

The fee will be retained by Andrew Grant in the event that you the Buyer withdraws from the purchase or does not Exchange within 6 months of the fee being received other than for one or more of the following reasons:

1. Any significant material issues which individually are more than 1% of the agreed purchase price and are highlighted in a survey and were not evident or drawn to the attention of you, the Buyer, prior to the Memorandum of Sale being issued.
2. Serious and material defect in the seller’s legal title.
3. Local search revealing a matter that has a material adverse effect on the market value of the property that was previously undeclared and not in the public domain.
4. The vendor withdrawing the property from sale.

The reservation fee will be 0.5% of the accepted offer price for offers below £800,000 and 1% for offers of £800,000 or over. This fee, unless specified otherwise, is payable upon acceptance by the vendor of an offer from a buyer and completion of an assessment of the buyer’s financial status and ability to proceed.

Should a buyer’s financial position regarding the funding of the property prove to be fundamentally different from that declared by the buyer when the Memorandum of Sale was completed, then the Vendor has the right to withdraw from the sale and/or the reservation fee retained. For example, where the buyer declares themselves as a cash buyer but are in fact relying on an unsecured sale of their property. The reservation fee will not be refunded where there is an inability on the part of the Buyer to raise any required mortgage after the Memorandum of Sale is completed.

Once the reservation fee has been paid, any renegotiation of the price stated in the memorandum of sale for any reason other than those covered in points 1 to 3 above will lead to the reservation fee being retained. A further fee will be levied on any subsequent reduced offer that is accepted by the vendor. This further fee will be subject to the same conditions that prevail for all reservation fees outlined above.
