The Pioneers is in a great location. My child’s school is walking distance and we have some lovely restaurants and a shop near by which is great. There are some lovely parks and walkways which have been great with having children and a dog.
How has the building management responded to any problems or issues you have raised:
Lynn has been the best property manager we’ve have had in a long time. She deals with any issues and problems very promptly and is always been so helpful.
Please share one thing (or more) which you wish you had known before you moved in:
I don’t have any bad things I can say about the area or the house. We are due to move out this month but have honestly loved our time living here

Area is well situated to road links and railway nearby in Rugby. There are shops/restaurants available within walking distance. Area is quiet and has access to multiple green areas

Sone road surfaces are not finished, beware when driving around

Personally l would say it’s a great location close to schools both primary and secondary,big supermarkets,market,train station,bus station.parking is good as we have our private space just lm located at the Gymnastics centre so people park outside my drive but when they’re not there l have no problems. Bin collection is the best here
How has the building management responded to any problems or issues you have raised:
I haven’t experienced any issues so far during my time here. Building management has been professional, approachable, and responsive, and everything has been running smoothly without any concerns that required attention.
Please share one thing (or more) which you wish you had known before you moved in:
One thing I wish I had known before moving in is how the noise levels change at different times of the day. During the viewing it seemed very quiet, but at certain hours (especially evenings or early mornings) it can be a bit louder than expected. It’s manageable, but something worth being aware of.A really useful thing to get familiar with early on is how to operate the boiler and heating system. The modern system can be too complicated

I especially appreciate is how energy-efficient the homes are - they stay warm in winter, feel comfortable all year round, and this really makes a difference both in everyday living and in utility costs. The only thing I would say is that the road really needs repairing now, as this would improve the overall impression even more.
How has the building management responded to any problems or issues you have raised:
Whenever I have raised any issues, the management has generally been polite and responsive. They have been easy to contact and helpful in their communication. I think there are still some things that could be improved, especially the road, but overall they have dealt with things reasonably well.
Please share one thing (or more) which you wish you had known before you moved in:
Lovely park and pond with swans. A lot of schools around.

Its so lovely and quiet, the nature reserve with all the little animals and birds is a blessing. I dont have an issue with Parking in my Road, but have seen some areas of bad parking. The road into the area is long, it would be great if you could access into the estate via McCormick Drive, or via WhiteChurch Drive, just past the Toby. That would help a lot with traffic around the schools.
How has the building management responded to any problems or issues you have raised:
Yes, plumbing - When it rains, but various people have been round and it seems OK at the moment (Oh and the roads, but less said about that the better)

The further you are from the Gym / Park the quieter it is - down the bottom is very quiet
