Description
Compared to the typical current, modern, offerings the scale of this 3-bedroom, full 5-apartment, Luxury Flat is impressive. Conceived, principally, for those looking to move from family home living it affords that rare mix of less rooms (only slightly) but not less space.
Built circa 1988 the development’s appeal is enduring particularly given its really convenient location near the railway station and for The Cross, and only two third mile (by car) west of Kessington and the shops there.
Finished in attractive rustic facing brick with roughcast accents the roof is pitched and tiled and all fifteen apartments have a balcony.
The windows in the flat are double glazed with half of them (including the patio to the balcony) replaced with modern uPVC framed units (finished white to the interior and dark woodgrain to the exterior). This leaves only four areas with the original timber framed units. Central heating is mains gas with a Worcester Greenstar 36 CDi Compact condensing combination boiler. The kitchen units were refitted many years ago with Shaker style units and both the ensuite bathroom and the shower room refitted with quality Sottini sanitary wear. There is an alarm and the resident’s entrance (shared with only five others) has a security door entry-phone system.
Summary of Accommodation
Residents entrance vestibule to a carpeted hall and staircase, the second floor hall landing having a feature arch window. Private reception hall - large and with three cupboards. Lounge with double aspect including patio doors to the west facing balcony, and with additional window to the north. The balcony has a tiled base and provides a rather pleasant outlook towards some trees. There is a separate dining room (used us a snug) set beside the breakfast sized kitchen (space for table and chairs). Given that the wall between the two rooms is stud partition there is scope, should purchasers desire, to create a much larger open-plan dining kitchen (subject to warrant). The Shaker units are of oak design, have laminate worktops (with oak edging), and tiled splashback walls. Appliances include - halogen hob, filter cooker-hood, double oven, concealed fridge-freezer and washing machine (brand new). Flooring here is Amtico.
The three bedrooms are all doubles and all have fitted wardrobe provision. Ensuite to bedroom 1 is a fine sized bathroom with north window, the bath featuring a shower attachment. Servicing bedrooms 2 and 3 is the shower room (internal room) with a powerful Mira Excel thermostatic shower. Both the bathroom and the shower room have chrome towel radiators.
Situation
Lochside is to the south-easterly side of St Germains Loch (hence name) and is an easy, level, walk to Bearsden railway station and beside that the exceedingly well stocked Bearsden Co-op. The Cross, with its excellent selection of shops and services is only 2/3 mile to the north. Bus stops are just beyond the entrance to Lochside on Drymen Road. The gardens are well kept. The resident’s car park is on a non-allocated basis. The garage block for the fifteen flats is tucked away and here No. 5's is the first on the left and comes with power and light, and an electric (romote-controlled) garage door.
The property management company for the development is Hacking and Paterson of Glasgow.
