Description
Your handsome new home has loads of pleasing features: like stained glass detailing, wooden floors, sash windows, high ceilings, thoughtful built-in storage, column radiators, and two pairs of hearthed period fireplaces (find these on the lower ground and raised ground floors).
Where is it? Bushey Hill Road is one of the desirable oft-requested ‘Lyndhurst toast rack’ streets, in popular Camberwell/Peckham Rye borderland. Walk just 12 minutes to either Denmark Hill Station or Peckham Rye Station. Both are Fare Zone 2, with regular rail and Windrush line services.
Peckham’s Bellenden Road and central Camberwell are both a 10 minute walk. South London Gallery and TOAD bakery (well worth the queue!) are even closer, on Peckham Road.
Your local highly-regarded schools include The Villa Nursery and Pre-Preparatory School (2-7), and The Belham and Lyndhurst primaries (3-11).
Entering the house at lower ground floor level, there is a cute lobby, then you open into a delightful sash-windowed reception room, of over 16 feet by over 11 feet, with wooden window shutters and alcove cupboards and shelves. With a notable great sense of flow, this room is part-open to reception two: the obvious dining room. Again a good size, of over 16 feet by 12 feet.
Beyond this is your generous double-aspect kitchen, running over 18 feet to timber-framed glazed French doors onto the paved area of the garden (built-in seating here impresses). Fitted units are plentiful and timeless in style. White goods are included in the sale.
The raised ground floor hosts two large rooms above your downstairs receptions. These are currently in use as lovely big double bedrooms, however they could be used as a third and fourth reception rooms should this suit your setup better (and to mention that a temporary wall between the two can be easily removed for a traditional through-room). The rear room has French doors (with gorgeous box work and shutters) and a Juliet balcony.
Moving toward the rear of this floor, you have a windowed w.c. to your left, then a large single bedroom ahead (of 9 feet by 8 feet) which has a neat windowed private en suite shower room with storage.
Your first floor first delivers a double bedroom from the half-landing (of 11 feet by over 8 feet), with a Velux window in addition to its sash, and a windowed en suite shower room (again complete with built-in storage cupboards), beyond.
Up a few stairs and from the landing proper you have an oversized main family bathroom to your right (repurposed by the owners from a large bedroom). A traditional roll-top bath brings on the smiles and you have an independent shower as well.
Then across the front of the house is your principal bedroom. This has big built-in closets, a warm westerly orientation, and is over 16 feet by nearly 12 feet. A duo of sash windows give you pretty street vistas. There is loft storage (accessible from the top landing). Neighbours have converted their attics.
What a perfect package. Reputedly, Bushey Hill Road developed over its own history as a ‘show street’ of varying architectural styles; where one could pick a style of home to order. It must have been quite the shopping experience! It is a quiet residential spot, where local green spaces include Warwick, Lucas and Lettsom Gardens, Peckham Rye Park and Common, and Ruskin and Burgess parks.
As well as the really-close Zone 2 stations, there are plenty of useful bus routes from Peckham Road at the foot of your road, including the 436 (Paddington and Victoria), the 12 (Oxford Circus) and the 171 (Holborn).
Nearby eating and drinking establishments worthy of note include The Camberwell Arms, The Kerfield Arms, The Grove House Tavern, Theo’s, Silk Road, Hermits Cave and Nandine (SE5) and Levan, The Montpelier, Ganapati, Hausu, The Begging Bowl, Artusi, Lai Rai and Mr Bao (SE15). When it is warm, Rye Lane’s rooftop bars are the on-trendiest destination for cocktails and people-watching. Rye Lane also has handy high street shops and markets.
Peckham and Camberwell both have good leisure centres with large lane pools, and The Butterfly Tennis Club and Zen Yoga Studio are also local, at the bottom of beautiful Camberwell Grove.
