Howden is a small historic Market Town and Civil Parish in the East Riding of Yorkshire. It lies north of the M62 and the A614, approximately 17 miles southeast of York and 3 miles north of Goole. Nearby to the south is the River Ouse, which passes through Goole and, the Town is served by a railway station which is situated in North Howden and gives services to Leeds, Selby, York and London.

The property is located to the rear of Barnhill Hall. Access to the property is via Selby Road, which subsequently links to the A63 Barnhill Lane, providing access to Howden, approximately mile to the east. The A63, which is the main arterial road through Howden, also provides access to Boothferry Road and subsequently A614, which link through to Junction 37 of the M62 Motorway.
