Rent to Buy – Important information to Note
This is a “rent to buy” tenancy, which requires you to save throughout the tenancy towards a deposit to enable you to purchase the property in the future, the minimum purchase price, and your target purchase date.
Rent to Buy is a government scheme designed to assist aspiring homeowners onto the property ladder by providing homes at a subsidised rent that enables the Tenant to save towards their deposit.
• Homes are made available to rent with an assured shorthold tenancy at a reduced rate of 80% of local market rents
• You are able to move into your home whilst saving to purchase the property
• The expectation is that you use this period of paying a subsidised rent as an opportunity to save a cash deposit to buy a share of the home at a later date. After the initial period has lapsed, you can purchase the property on either a shared ownership basis or outright.
• Typically, a total contract period will last anywhere from six months to 5 years, depending on the property in question
• You are able to make an offer to buy part of the property on a shared ownership basis at any time during your tenancy, however, Prima Housing Group are not obliged to accept the offer during the first five years from the property build date.
You will have an assured shorthold tenancy agreement for a fixed term of 12 months. If you keep up with your rent and the tenancy conditions, we’ll renew your tenancy annually after that, until the Target Completion Date (see below).
When you get to your Target Completion Date, you either have to buy the property outright or on a shared ownership basis, or move out of the property. Prima Housing Group may be able to extend your tenancy agreement further if you are not in a position to buy by the Target Completion Date, however, this is on a discretionary basis.
