6 Murrayfield Road is set in a cul-de-sac off Hepburn Gardens. It is a no through road with no passing traffic. A footpath at the end of Murrayfield Road connects to Buchanan Gardens opposite the entrance to the new Madras School Campus.

The property is about a mile from the Westport at the end of South Street with all of the town centre shops and restaurants. There is access to the Lade Braes a short way along Hepburn Gardens. This is a footpath alongside the Kinness Burn which runs through a belt of woodland from the countryside to the west of St Andrews all the way into the town centre.

St Andrews is renowned worldwide as the Home of Golf. There are now eight golf courses under the management of the St Andrews Links Trust. The Old Course is arguably the most famous golf course in the world and next plays host to the Open Championship in 2027.

The historic town has a good range of shops, hotels, restaurants, recreational and cultural facilities which include The Byre Theatre. Beyond St Andrews is the East Neuk of Fife, with a spectacular coastline which boasts fishing villages built around picturesque harbours and sandy unspoilt beaches.

Access to St Andrews by rail, road and air is good. Leuchars railway station (8 miles) is on the main Aberdeen to London line and provides a link to Dundee and Edinburgh. Edinburgh Airport, with a wide range of domestic and international flights, is 50 miles away and Dundee Airport is 15 miles.
