Description
Description
With 3,001 square feet (279 square metres) of well-laid out space, this fine Grade II* listed end of terrace family house is built of traditional brick construction, with white painted and stucco elevations, providing spacious accommodation, arranged over five floors. Located in the north-eastern corner of the square, the house overlooks the beautiful romantic Victoria Square gardens. It benefits from its own private and secluded garden to the rear. Its numerous wide windows provide ample light and outstanding vistas. The first floor has a full-height tri-partite window below a pediment opening onto a balustraded balcony at the front of the property.
The well-presented interior is in good condition. It also benefits from an ideal mix of modern amenities and stylish period features, including its original Georgian staircase, balconies, cornices, mouldings, wall panels and ground floor window shutters. The many reception rooms lend themselves superbly to entertainment opportunities or conversion to more bedrooms if required (subject to the receipt of the usual consents).
Maintenance Charge: The annual maintenance charge for Victoria Square Gardens is £800 for the year ending April 2026.
Planning & Listed Building Application:
The following planning and listed building application has been submitted to the City of Westminster:
Conversion of Ground Floor Study to Bathroom
The study within the closet wing on the ground floor is proposed to be repurposed as a bathroom. The required drainage and pipework would run under the floorboards, between the floor joists, and connect to the existing pipework in the adjacent WC. No new external pipework is proposed.
Insertion of Double Doors Between First Floor Rooms
A set of double panel doors is proposed within the wide opening between the front and rear first-floor rooms to enable the rooms to be used separately.
Reopening of Doorway from First-Floor Landing
The blocked doorway between the landing and the rear room on the first floor is proposed to be reopened and a new four-panel painted timber door in moulded architrave is to be installed (matching the door and architrave to the front room).
Location
Victoria Square is located within the Grosvenor’s Belgravia Estate and the Grosvenor Gardens Conservation Area, just south of Buckingham Palace and north of Grosvenor Gardens. Its car and/or pedestrian access is from Lower Grosvenor Place, Buckingham Palace Road or from Beeston Place. The quiet residential enclave is near two of the finest Royal Parks: St James’s Park and Green Park. It benefits from excellent underground, train and bus links from nearby Victoria Station and the area is well serviced by London cabs. The Goring Hotel, Marks & Spencer, Waitrose and other stores, dry cleaners, coffee and news shops, over 50 restaurants, fitness clubs, entertainment facilities, pharmacies, banks, ATM’s, schools, postal and administrative services are all within immediate proximity. The King’s Gallery is also located close by.
Knightsbridge, St James’s and Bond Street shopping areas, Sloane Square, Hyde Park, the National Gallery, the Houses of Parliament and many other central London attractions are all located within a 15 minutes’ radius. A commute to most City destinations, or a trip to the Theatre district, takes under 20 minutes. There is ample resident’s or paid-for parking available on Victoria Square and on adjacent Beeston Place and Eaton Lane. Garage boxes may be available for long-term rental in some of the nearby Grosvenor Estate mews.
Victoria Square was designed in the late-Georgian terrace style by the well-known 19th century architect Sir Matthew Wyatt. It was completed in 1838, when the young Queen Victoria, in whose honour it was named, ascended to the throne. The 25 houses boast a number of distinguished past inhabitants, such as the poet Thomas Campbell, Ian Fleming (the creator of James Bond) Rt. Hon. Michael Portillo, former Minister of Defence and Lord Pearson. Wyatt’s Victoria Square terrace bears great architectural similarities to John Nash’s renowned Strand, with similar corner bows and domes. Following the success of this acclaimed Belgravia development, Wyatt went onto develop and build large parts of the Hyde Park Estate including Stanhope Terrace, Westbourne and Bathurst Streets, Hyde Park Crescent and Hyde Park Square, all in the same stucco style. He also supervised the construction of the Crystal Palace. Next to Thomas Cubitt, Sir Matthew Wyatt has been one of the most influential architects in shaping today’s West London. The award winning film Howards End was filmed in Victoria Square.
