Description
Description
Keltney House was created within an old farm steading in the early 1980s. The house is characterised by its stone and timber cladding, picture windows and its arched entrance which echoes the shape of the steading’s original cart shed openings. The accommodation is arranged around a central courtyard. The reception hall feels bright and lofty with a galleried landing above and glazed doors overlooking the courtyard garden. The living rooms are all located at the south end of the house.
Steps lead from the hall down to the kitchen and a short corridor leads directly into the sitting room. The sitting room has a vaulted ceiling and exposed stone fireplace surrounding a woodburning stove. It also has sliding doors into the courtyard garden. A shallow flight of steps connect the sitting room to the kitchen giving the house a lovely flow and a balance of open plan and separation between its main rooms. The kitchen has a two door AGA, a central island and space for a dining table in front of glass doors to the conservatory. From here there is an expansive south facing view over fields to the River Lyon. At the north end of the house is an accessible ground floor bedroom with a wet room and dressing area. There is also a utility room and WC on the ground floor.
Upstairs there is a galleried landing and three bedrooms as well as a store room / bedroom 5. The main bedroom has lots of built in storage and an en suite bathroom. A separate bathroom with shower serves the other bedrooms.
Outside
A short driveway leads to a large gravelled parking and turning area in front of the house. A few herbaceous beds provide lovely colour at the front of the house and are interspersed with carefully chosen trees and shrubs. Raised beds are positioned beside the greenhouse and there is a wildflower meadow at the top end of the garden where it rises up the hillside. Here there is also a pond and a good spot to sit and enjoy the view. The courtyard garden provides a more sheltered spot to sit out and being linked to the house, it is ideal for entertaining.
Outbuildings
Various useful outbuildings include a garage and workshop attached to the house, two tin roofed workshop/machinery stores and two further garden sheds.
Location
Keltney House is part of the small settlement of Keltneyburn which is centred around a pretty group of cottages and old mills near the junction of the Keltney Burn and the River Lyon. The house is about 3 miles from the conservation village of Fortingall (home to a famously ancient Yew tree) , 4 miles from Kenmore and 6 miles from Aberfeldy which has all essential services including a medical centre and schooling at Breadalbane Academy. Aberfeldy also has a supermarket, a cinema and a great selection of independent shops, art galleries, cafés, restaurants.
Keltney House is perfectly placed for enjoying highland Perthshire’s scenery. The Keltneyburn Wildlife reserve is on the hillside just behind the property and is known for its wildflowers (especially its orchids), butterflies and dragonflies. Several well-known beauty spots are within easy reach of the property including Tay Forest Park, Glen Lyon, the Falls of Dochart, Kenmore beach, The Queen’s View at Loch Tummel and the Pass of Killiecrankie. Schiehallion and Ben Lawers are two local Munros that are popular with hillwalkers and various water sports take place on nearby lochs and rivers with the rapids at Grandtully being popular for canoeing and rafting. There are golf courses at Aberfeldy, Strathtay, Kenmore and Pitlochry, and any number of walking and cycling tracks to be explored in the area. Fishing, shooting and stalking can all be taken on local estates.
Keltney House has all the benefits of a highland location, while remaining very accessible. Perth is approx 36 miles south via the A9, while Edinburgh and Glasgow are both within about 80 miles. Pitlochry railway station (20 miles) also has direct links to Inverness and London.
