Description

Description

Holcombe House is a charming Grade II listed village house with 16th and 17th Century origins.

Lying in a conservation area, the house is of Hornton stone constructed under a grey slate roof and offers a number of period features including open fireplaces, wood burning stoves exposed timbers, flagstone floors and sash windows.

The house has recently been sympathetically improved and modernised including re wiring, re plumbing and double glazing, to offer spacious family accommodation with a stunning kitchen /dining area with doors leading out onto a very private garden which has been landscaped by local garden designers Nicholsons.

The kitchen/dining area acts as the hub of the house with wood burning stove and wooden floors, with access to the utility room with separate larder for food storage, store and workshop.

The store and workshop combined with the first floor gym and office could be developed into an annexe for dependant or family member subject to the usual planning consents.

The ground floor offers a generous open plan sitting room with wooden floors, wood burning stove and broad sash windows to the front of the property, allowing plenty of natural light to flood through. These lovely windows are also found in the drawing room with high ceilings and an open fire place. The reception hall has flag stone floors with access to the main reception rooms and cellar below.

The first floor accommodation consists of three of the seven bedrooms including the principal bedroom with spacious bathroom with roll top bath, double sink and separate shower. There are two further double bedrooms and a family bathroom.

On the second floor are four bedrooms. Two are ensuite including an open plan playroom area that could also be used as a study for older teenagers.

Outside to the rear of the property is a beautifully designed garden with paved courtyard area planted with mature trees and shrubs and raised lawn enclosed by stone walls. There is pedestrian access to the rear parking with space for 6 cars to park.

There is a commercial unit immediately adjacent to the property currently run on an annual lease to a hairdresser which could be renewed or retracted by any new buyer.

This house is one not to be missed- offering fantastic family accommodation with the options to extend into the commercial unit (subject to planning) or keep it as an income stream. The provision of parking and a private garden in such a prominent part of this thriving village really adds to its appeal.

Deddington has lots to offer on the doorstep including the primary school, shops, pubs, doctors and dentist.
