    The restaurants, coffee shops and bars are genuinely good, not just convenient, and the canal area gives you somewhere to decompress five minutes from your front door. Getting in and out of the city is easy, and the neighbourhood itself has a real sense of identity, it feels lived-in and characterful rather than sterile. Neighbours are friendly and the energy is just right.

    How has the building management responded to any problems or issues you have raised:

    Any time I’ve flagged something it’s been picked up quickly and without any back and forth. Makes a real difference knowing things actually get dealt with.

    Please share one thing (or more) which you wish you had known before you moved in:

    Honestly, not much to flag. If anything I’d just say trust the process. The area feels better once you’re actually living in it than it does from the outside. And the team know the building well and give you a straight picture of what to expect at the viewing.

    The maintenance team at the junction are very good, they're prompt and provide an excellent service. Parking availability is terrible there is only 1 or 2 guest parking for the entire development.

    How has the building management responded to any problems or issues you have raised:

    Management disregards most feedback nothing gets done unless you follow up every few days, the residents have brought up many issues and theres always the "we'll look into it" but never do. 5 months to get a car park shutter is just too long its a huge security concern that has been brought up many times before

    Please share one thing (or more) which you wish you had known before you moved in:

    Hot water supply has been a rolling issue, as well as security concerns that don't get taken very seriously, multiple bicycles have been stolen from bicycle storage which has resident fob access rather keep your bicycle in your apartment if you can

    The area is a really safe spot and the security are available 24/7 . The bin is very easy to use and has great location

    How has the building management responded to any problems or issues you have raised:

    The management team are very helpful in any situation they try to work their best to solve any problem specially Clinton he helped through a lot of situations and treated me so well and polite

    Please share one thing (or more) which you wish you had known before you moved in:

    I wish I had known that the laundry machine doesn’t dry stuff of you turn it once but needs multiple times

    The development is a very short walk from East Croydon Station, making commuting extremely convenient. There is a Tesco right next door, as well as a nearby Sainsbury's, offering good everyday shopping options. The Superloop bus service also provides quick connections, with journeys to Bromley taking around 25 minutes. The tram service is also easily accessible, offering additional reliable links across the local area. Overall, the area is very well connected and practical for day-to-day living.

    How has the building management responded to any problems or issues you have raised:

    Building management has generally been responsive when issues are raised, with maintenance requests handled efficiently. The maintenance team is particularly reliable, addressing problems promptly and to a good standard, which helps ensure things run smoothly overall.

    Please share one thing (or more) which you wish you had known before you moved in:

    One thing worth knowing is how convenient the location is for transport, particularly being so close to East Croydon Station, the tram network and local bus routes, which makes getting around very easy. It is also helpful to know that having supermarkets like Tesco and Sainsbury’s nearby makes day-to-day living quite straightforward. On a practical note, it’s worth keeping in mind that, as with many developments, response times for general queries can occasionally vary, so it can be useful to follow up if needed. Overall, however, the building is well maintained and offers a comfortable living environment.

    The area is generally very convenient and comfortable to live in, especially as a student. There are plenty of nearby shops, restaurants, and cafes, with a good variety of options including places that suit different cultures, which is really nice. There are also open spaces nearby for walking and relaxing.

    How has the building management responded to any problems or issues you have raised:

    I haven’t had many issues during my time here, and overall the building management has been responsive and helpful. When problems are raised, they usually communicate updates and try to resolve them as quickly as possible. The main recurring issue has been with the hot water, which sometimes stops working. Management usually informs residents when it’s being fixed, which is appreciated, but it can happen more than expected. Aside from that, the response from the team has generally been good and professional.

    Please share one thing (or more) which you wish you had known before you moved in:

    One thing I wish I had known before moving in is that the hot water can occasionally be unreliable. It’s not constant, but it does happen from time to time, and although updates are usually provided, it can still be inconvenient. Other than that, everything else has been quite smooth, and the overall living experience has been positive.
