Description

A well-laid-out garden flat in a Victorian Bath stone fronted building, offering a balanced mix of internal space and a generous private garden.

Set back from the road behind a communal front garden, with mature planting, the property has a sense of privacy from the outset. A path runs along the side of the building, leading to the private entrance and continuing through to the rear garden.

Inside, the entrance hallway is well-proportioned and includes a built-in cupboard for coats and shoes, providing practical storage.

The kitchen is arranged in a galley style and finished with white cabinetry, wooden worktops and a blue tiled splashback. Both wall and base units offer good storage, alongside integrated appliances, while a window looks out towards the garden.

Adjacent, the main living room enjoys a pleasant garden outlook, contributing to a calm and relaxed feel. The space is comfortably arranged to accommodate both lounge seating and dining. From here, the third bedroom can be accessed. Benefiting from a skylight above, this room receives good natural light and is currently used as a nursery, though it would also work well as a home office or study, with direct access to the garden.

At the front of the building, the principal bedroom is a comfortable space, with soft carpeting and a muted colour palette. A second bedroom sits alongside, also carpeted, with room for a single bed and additional storage furniture.

Completing the flat, the bathroom is arranged with a shower-over-bath, fitted sink storage and natural light, offering a practical and well-maintained finish.

Externally, the garden is a particular strength of the property. Generous in size and accessible both from the flat and via the side path, it has been thoughtfully divided into distinct areas. A decked area sits closest to the house which is large enough for bistro furniture and a bbq. The lawn covers the next part of the garden followed by raised beds suited to planting veg or flowers, with a patio at the far end providing a more secluded space for seating.

The property is well placed for access to local amenities, with Stokes Croft a short walk away, offering a range of independent shops, cafés and straightforward connections into the city centre.

Vendor comments:

We've really loved our time here. We moved in many years ago as a couple and have since added a couple of dogs and a couple of kids, and have found the space to be very versatile, still working well for us. Our neighbours are wonderful – within the house, on either side, and along the road – with a friendly community Whatsapp. The flat stays warm in winter and cool in summer, and the huge garden gets beautiful sunlight and birdsong throughout the day. We’ve added in veggie beds alongside the lawn and decking to make the most of it. There would also be plenty of room for a garden office, as several of our neighbours have added – something we planned to do if we stayed. The flat is nicely set back from the road, shielding it from noise, and the connecting roads were recently made one-way, reducing traffic overall and making parking no problem. There’s loads of storage, including a storage nook so big we used it as a home office for a stint, enabling us to create a lovely nursery for our daughter. Overall we have bittersweet feelings about leaving this wonderful flat, and hope the next owners enjoy it as much as we have.

About Elephant, Bristol

2 The Promenade, Bristol, BS7 8AL

After a decade of working in firms both large and small, international and independent; in property markets both tough and thriving; we had a clear vision of how estate agency should be done. In 2011 we were able to put this into practice when elephant was born.

The elephant team strives to create an experience that we ourselves would want; to make the challenging process of buying and selling homes just that little bit easier.

We have all bought, sold and renovated our own homes feeling every emotion along the way. We fully appreciate that buying a home is a carefully considered process which requires a helping hand and not one to push. With this in mind, we have taken great care to create a relaxed office environment so people will feel welcome and talk to us with ease.

Time and time again, glowing feedback tells us that we stand out from the crowd. In a recent survey, our customers volunteered our top 3 traits as 'friendly, approachable, and honest'. To add to this we are energetic, enthusiastic and we genuinely care about doing a good job for you.
