The building briefly comprises an open-plan retail area on the ground floor with a main entrance on Somerset street and was formerly a Somerfield store and then factory outlet shop for many years. The lower ground floor contains associated offices, 2 x staff WC's and stores with a goods entrance on Carmel street and a goods lift to the ground floor. These floors are stripped out and some repairs appear to be needed to the flat roof above the rear of the ground floor.
The apartments are entered via a dedicated entrance on Commercial and briefly comprise a studio flat, 2 x one bedroom apartments and 1 x two bedroom apartment to the first floor. On the second floor there are 4 x one bedroom apartments and there are 2 further one bedroom apartments to the third floor. The breakdown is therefore 8 x one bedroom, 1 x studio and 1 x two bedroom apartment. In our opinion Flat 8 may be able to be made into a two bedroom apartment, subject to any necessary consents.
The property is in generally in good order with modern kitchens and bathrooms and all flats are separately metered and each have a Worcester combination boiler (not tested) and uPVC windows throughout as well as a telephone and fob entry system. However, there is some water damage to some of the apartments which would appear to be from roof leaks and some repair and improvement will be needed in these apartments as well as decorative improvement to others.
The property is located in the centre of Abertillery and is close to the retail hub on the high street just around the corner from the property.
