"We purchased Beach Hut 451 in autumn 2020, and as Brighton-born, Hove-bred locals, owning a beach hut had always been a bucket-list dream.
Since then, it has been a very special place for us. We have enjoyed wonderful times there, including hosting our wedding after-party at 451 in June 2022.
We now have a little girl, Loe, and as we are in the process of selling three property assets in Hove to purchase our family home, the cash from this sale needs to be deployed elsewhere. We fully intend to buy another beach hut further down the line, but for now our focus has to be on our family home.
451 was purchased as a new build in November 2020 for £20,000. Since then, we have invested around £2,500 into improvements and refurbishment, including £2,000 recently spent with Josh at Sussex Beach Hut Services, who was outstanding and comes highly recommended. The paint has only just dried on that refurbishment.
We have also had the hut number and address beautifully hand-painted above the doors by Carl Smith Signwriter at a cost of £200 — a gift to the next owner.
We are asking £22,500, which we feel is a fair price for what is on offer here.
We see that as:
£20,000 back on the original purchase price
£2,000 to cover the council ownership transfer fee
£500 contribution towards the 2026/27 licence fee

Licence fee (2026/27): £534.27 per annum
Business rates / council charge: £197.04 per annum, currently paid monthly by direct debit
Our insurance is with Love Your Hut and is £224.92 per annum, this is of course optional but highly recommended.
Brighton & Hove Council have recently installed 10 huts nearby and are marketing them at offers over £25,000, with no ownership transfer fee applicable.
We genuinely feel that 451 is on another level compared to those, and that £22,500 represents fair value.
We would ideally like to have this sold by the end of May, so the next owners can make the most of June, July and August — and September too, God willing.
Of course, you could also join the hardy beach hut crowd who enjoy them all year round.
