The local area around Ten Degrees is vibrant and convenient. You have everything from coffee shops and restaurants to supermarkets and green spaces within walking distance. East Croydon station is nearby and makes commuting easy. Boxpark, Fairfield Halls and the shopping centre mean there is always something to do. It's lively but never feels unsafe, and the community vibe is welcoming.
How has the building management responded to any problems or issues you have raised:
Whenever I have raised an issue, the building management has responded promptly and effectively, addressing the problem quickly and following up to ensure it has been resolved.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I had known about the building's community events and resident socials earlier. They are a great way to meet neighbours and get involved, so be sure to check the residents' app for upcoming activities.

I have enjoyed loving in the premises. Proximity to the train station and stores around makes it great.

Yes, I raised an issue regarding the mail box of my apartment and that has been resolved.

Parking, I intend on getting a family car. But the parking arrangement within the premises has made that a lil difficult.

The best thing about this place is the fantastic team—they are always friendly, professional, and supportive. Close to train station and Boxpark. Croydon has become very gentrified of late and hence it is nice to see all the development that is happening in the area.

Promptly and efficiently. Al issues have been sorted satisfactorily.

I’ve been living at Momento Hayes and overall it’s a modern, well-designed development that feels clean, secure, and well maintained. The communal areas are kept in good condition, giving it a more premium feel compared to other rentals nearby. The on-site gym is a real plus convenient, well-equipped for everyday cardio and strength training, and ideal for residents without needing an external membership. Location is also practical, with good access to transport links and local shops, making day-to-day life easy and convenient. The staff are incredibly helpful and friendly, which really improves the overall experience. Special mention to Emeric, who is always approachable, responsive, and willing to go the extra mile that level of service really stands out. Overall, it’s a well-run development that offers modern living with strong amenities and great support from the team.

The staff are incredibly helpful and friendly, which makes the whole experience much smoother. Special mention to Emeric, who is always approachable, quick to respond, and somehow manages to sort things out like it’s no trouble at all the kind of service that makes you wonder if he’s secretly in five places at once.

One thing I wish I had known before moving in is how strong the sense of community actually is here. Beyond what you see during a typical viewing, there are several resident events that bring everyone together, which really helps you feel settled and connected quickly. It’s a nice surprise and definitely something I’d encourage new neighbours to take part in it makes the whole living experience feel much more social and welcoming.
