Lovely area with great schools locally. I have 2 children and a dog so having lots of different walk ways and parks to go through has been amazing. We’ve lived at the pioneers for just over 3 years and the house has been great.
How has the building management responded to any problems or issues you have raised:
Lynn has been fantastic property manager, she has been so helpful with any issues we’ve had, she always gets back to us very promptly and goes above and beyond to help.
Please share one thing (or more) which you wish you had known before you moved in:
Houtlon is still being developed so there isn’t as much here yet, but still a great place to live.

Living in Merchant Yard has been a very positive experience overall. The development is modern, well maintained, and offers a high standard of living. The apartments are well designed, with good natural light and a clean, contemporary finish. The area feels safe and quiet, making it comfortable for everyday living. One of the biggest advantages is the excellent location. Merchant Yard is within easy walking distance of the town centre, shops, restaurants, and Castle Quay, which makes daily errands very convenient. Transport links are also good, with easy access to public transport and major roads for commuting.
How has the building management responded to any problems or issues you have raised:
Building management has always been very responsive and helpful whenever I have raised any questions or issues. In particular, Megan Larkin has been excellent to deal with. She is professional, approachable, and quick to respond, ensuring that any concerns are addressed clearly and efficiently. Megan communicates well, keeps you informed throughout the process, and follows up to make sure matters are resolved satisfactorily. Her support has made living in the development a smooth and stress‑free experience, and it’s reassuring to know that issues are taken seriously and handled promptly. Overall, the level of service provided by Megan and the management team has been outstanding.

One thing I wish I had known before moving in is how convenient the location would be for day‑to‑day living. Being so close to local shops, the town centre, and transport links has made things much easier than expected.

verall, this is a very good area to live in. There are useful local shops and amenities nearby, with a good choice of restaurants and places to eat. The area also has some pleasant open spaces, which adds to the quality of life. Transport links are generally convenient, and the neighbourhood feels safe and well kept. Parking can sometimes be a little tight, but overall there are no major issues with bin collections, traffic noise, or anti-social behaviour.
How has the building management responded to any problems or issues you have raised:
responded well but sadly at times delayed response's or rude.
Please share one thing (or more) which you wish you had known before you moved in:
the roads are going to take years to get sorted, ive damaged two tires.

The Pioneers is in a great location. My child’s school is walking distance and we have some lovely restaurants and a shop near by which is great. There are some lovely parks and walkways which have been great with having children and a dog.
How has the building management responded to any problems or issues you have raised:
Lynn has been the best property manager we’ve have had in a long time. She deals with any issues and problems very promptly and is always been so helpful.
Please share one thing (or more) which you wish you had known before you moved in:
I don’t have any bad things I can say about the area or the house. We are due to move out this month but have honestly loved our time living here
