Seller Insight

East Ilsley is really special, it’s the kind of place where you quickly feel at home. The village is very friendly and welcoming and there’s always something going on. From the Sheep Fair to decorating the pond, Easter egg hunts and Christmas carols at the church, plus the brilliant community events at The Crown & Horns.

It’s easy to get involved and feel part of things. We’ve made some lovely friendships here, and even simple things like the daily dog walk around the Millennium Green is a social meet up! There’s a lovely mix of people here – families, couples, retirees. For families, the village primary school has that proper country feel with small classes, and The Downs School is rated ‘Outstanding’.

The house itself is really low maintenance, which has been perfect for us working full-time. The space here has been a real bonus – even as a two-bedroom, it feels much bigger than you’d expect. I work from the dining area overlooking the garden and my husband loves his workshop!

If you love the outdoors, you couldn’t be better placed. You’re right on The Ridgeway, so you can head straight out for a walk without even getting in the car. There’s also the cricket ground and pub over in West Ilsley, and handy essentials like the post office and shop in Compton.

And for commuting, you’re on the A34 road in about 30 seconds, with great train links into London from Didcot and Newbury.
You get that peaceful village lifestyle but with everything you need within easy reach.

We originally bought this as our forever home, but we’re now upsizing for inter-generational living – and ideally, we’ll stay right here in the village.

Location
1 St Patricks Close is in the heart of East Ilsley, a friendly, pretty village in the North Wessex Downs, an area of outstanding natural beauty. The village is surrounded by beautiful countryside with miles of walks leading in all directions.

The village hosts community events throughout the year including the Sheep Fair, Halloween and Christmas parties. The pond is sometimes decorated for seasonal events for the enjoyment of local children.

East Ilsley is historically known for its sheep fairs, stretching back to the 1200s, when sheep traders from the west country would converge on the village. At that time, there was a hotel and 16 pubs! These days, there are two pubs; The Swan and The Crown And Horn, both just a 3 minute walk away.

The village of Compton has a village store and doctor’s practice serving East Ilsley. For a wider range of shops, cinemas and theatres, Newbury and Didcot are both within a 15 minute drive.

This area is full of lovely villages with gastro pubs, renowned restaurants and farm shops. Some within a walk across fields and pathways from the house.

East Ilsley is in the highly sought after ‘outstanding’ Downs School catchment area, with the school just 2 miles away. The Ilsley’s Primary School is a 4 minute walk away and rated ‘good’.
