Description

A beautifully refurbished picture-perfect cottage in the heart of Fortingall conservation village.

Description

Dating from around 1890, Kirkton Farmhouse is a traditional stone-built cottage with steading buildings. The property is at the heart of the oldest part of the village and much admired by visitors of the famous Fortingall Yew Tree, reputed to be the oldest tree in Europe. In the last two years, the house has been comprehensively and sensitively refurbished. It is now a stylish and comfortable modern home with plenty of its original charm.

Engineered oak runs throughout the ground floor where a small entrance hall sits between the cosy sitting room with log burning stove and the open plan kitchen / dining/ living room. At one end of this room and overlooking the back garden is the kitchen with modern units and stone worktops, an induction hob and other integrated appliances. Velux windows overhead fill this space with light. A wall of custom made shelving creates an attractive backdrop to the sitting area and has been designed for multiple uses, cleverly concealing a fridge freezer and a larder as well as accommodating books and a television. From the kitchen there is access directly to the garden. Beside the kitchen is a contemporary shower room (with under floor heating). On the first floor there are two south-facing double bedrooms, one of which has built-in storage.

Yew Tree Cottage
A charming, contemporary one bedroom cottage has been created within one section of the L-shaped steading. With its entrance on the east side of the steading, it works well as unobtrusive, independent accommodation for guests or relatives. The Cottage has a Short Term Letting licence and has proved popular with paying guests. It has a double bedroom, a bathroom with walk-in shower and separate bath, and an open plan kitchen with space for comfortable seating as well as a small dining table. Yew Tree Cottage has underfloor heating throughout.

Outbuildings
The remainder of the original steading is used as dry storage/garaging but (subject to obtaining the relevant consents) offers great potential for further development and a range of uses.

Garden
The garden at Kirkton Farmhouse is one of its highlights and has been beautifully planted and landscaped around the house. Being largely enclosed by stone walls it is a warm and sheltered suntrap in the summer. Herbaceous borders, gravel paths and carefully placed seating areas make the garden an utterly charming space to enjoy in good weather.

Location

Kirkton Farmhouse is situated in Fortingall; one of Scotland’s prettiest conservation villages which was designed in the Arts and Crafts style by James McLaren at the turn of the 20th century. The village is known for the ancient yew tree in its pretty church yard, its thatched cottages and the Fortingall Hotel which has recently been refurbished. The village community is centred around the hotel which has a local bar (with regular musical evenings) and a village hall which hosts various community events including a two week arts festival.

Aberfeldy (8 miles) has most essential services as well as independent shops, galleries, cafés and restaurants. The town’s Birks Cinema hosts events and screenings and there is primary and secondary schooling at Breadalbane Academy. Pitlochry (22 miles) has a Festival Theatre and a train station with direct services to London, Perth, Edinburgh and Inverness. Perth and Edinburgh are 39 and 83 miles away respectively via the A9.

Kirkton Farmhouse is ideally situated for enjoying the highland Perthshire countryside, with its glorious scenery, wildlife and opportunities for outdoor activities. The entrance to Glen Lyon, famously described by Sir Walter Scott as ‘the longest, loneliest and loveliest glen in Scotland’ is just a mile away. Ben Lawers and Schiehallion are two impressive local Munros and in addition to fabulous hill walking there are plenty of opportunities for cycling, golf, fishing, stalking and watersports in the area. Killin, Kenmore and lochs Tay, Tummel and Rannoch are all within 15 miles of Kirkton Farmhouse.
