Langlands Farmhouse Frog Lane Kingsdon TA11 7LL
Full professional photography being uploaded Friday 1 May 2026.
A handsome unlisted period farmhouse set within three acres of grounds, set on the outskirts of Kingsdon Village, close to Somerton.
Langlands is a beautiful former farmhouse with Georgian and Victorian architecture and style, and has recently been restored to exceptional standards.
The house has generous accommodation with a hall, cloakroom, 4 reception rooms, an elegant kitchen, utility room, a master suite (with dressing room and bathroom), 4 other bedrooms and 4 further bathrooms. There's also a small cottage or annexe (ground floor) with a sitting room, a kitchenette, a bedroom and a shower room.
In addition, the north wing includes a carport and garage that could easily be adapted to provide additional accommodation such as a billiard or games room, home cinema, party room, etc. Currently, it has been utilised as a gym.
Outside are a detached studio, stabling, gardens and a paddock. In all, around 3 acres.
Accommodation
Langlands stands alongside a quiet no-through lane in the heart of the village and is a handsome stone building with a striking 2 storey front gable protecting a porch and the front entrance. There's also a side entrance with double electric gates, which leads to a large, gravelled courtyard and the garaging.
Internally, the house has been extensively renovated and improved whilst retaining many original details, including excellent flagstone flooring, window shutters, fireplaces, beams, oak, elm and old pine timberwork, and all complemented by excellent decoration, good quality fittings and central heating
There's lots of great living space with the total accommodation of well over 4,000, sq.ft. This includes an entrance hall, a drawing room and a sitting room divided by wide folding doors that open to create a 30 ft. plus reception room.
On the opposite side of the hall is a beautiful dining room with elm floorboards, an inglenook fireplace with a wood-burning stove and an archway into the superb kitchen.
This has a comprehensive range of units and appliances, including a 4 oven Aga and a further integrated oven and microwave. Beyond the kitchen are an inner hall, a cloakroom and a large utility room with a door to a carport - easily adapted for further accommodation if required.
Leading off the dining room is a quiet and comfortable snug.
A feature of the reception rooms (and the kitchen) is the double French doors, which lead directly into the landscaped gardens.
On the first floor, the principal suite is very special with a large bedroom with a sash-style window overlooking the garden, exposed roof beams, and granary steps down to the courtyard. There is also a dressing room and a fabulous bathroom.
There is a secondary suite that again has a large bedroom, dressing room and en suite bathroom. Two more bedrooms have en-suite shower rooms, and the 5th bedroom is close to the family bathroom. All the bathrooms are fitted and finished to very high standards.
Outside
There is a large, gravelled courtyard sweeping round to an integral carport with an adjoining gym, which could be reinstated as a garage or store.
Double French doors open from both the kitchen and the snug to a paved and walled courtyard. Across from here, there is an annexe. This includes a sitting room with kitchen facilities, a double bedroom and a shower room. This annexe is ideal private accommodation for family/staff or as a guest cottage.
Behind the house, there are well-landscaped, attractive and manageable gardens with box hedging, high stone walls for privacy and maturing silver birch trees. Within the garden, there is a newly added studio which has been used for a home cinema, games room and as home to the golf simulator. Within the studio, there is a side room which could be converted into a kitchenette and a toilet.
Beyond is a well-fenced paddock with stabling, which could offer further potential for development subject to the necessary consents. In all, the property is around 3 acres.
About the area
Kingsdon is an historic village a couple of miles from the small country town of Somerton, which was possibly King Alfred's capital of Wessex. The village comprises mainly period properties with a scattering of more contemporary houses, a village school, a community shop, a great gastro pub called the Kingsdon Inn, and a friendly community.
Somerton provides a wide range of local services including a small supermarket, Doctors Surgery, Library, Butchers, Newsagent, Chemist and Post Office. Close by are other small towns including Street, Glastonbury, Wells, Castle Cary, Yeovil and Sherborne whilst Bristol, Bath and Taunton are also within easy reach.
There are excellent state and independent schools locally that include a well-respected primary school in Somerton and secondary schools (and 6th form colleges) in Street and Huish Episcopi. Independent schools include Millfield (at Street & Glastonbury), Hazlegrove, Wells Cathedral, Downside, All Hallows and the schools at Bruton and Sherborne. There are lots of good restaurants and pubs in the town and surrounding villages, and most sporting, cultural and social requirements can be met.
Services
Mains electricity, water, drainage and oil central heating.
Directions
From the Podimore roundabout on the A303, take the A372 towards Long Sutton, turn right onto the B3151 and head towards the centre of the village via Lodge Road and Manor Road. When you reach the Kingsdon Inn on your left, turn right down Frog Lane – Langlands Farmhouse House in on your left-hand side.

Bridging loans – We can help.
Moving house is complicated and stressful when a sale and purchase needs to be tied together in terms of finance and timing.
Sometimes, we can negotiate an agreement that suits both sellers and buyers.
Sometimes, a bridging loan can solve problems and remove stress.
