Description

Owners Comments…

We have spent a very happy 10 years here, in what is the first home we have owned. There are so many fond memories that have been made, with it being the home our son has grown up in.

The space downstairs is a real bonus of the house. The living room is a great size (and stays nice and cool in the summer) and we love having a separate dining room. It's great to be able to shut the kitchen door on the dishes to enjoy a family meal and the 2 sets of patio doors means it is really light and airy. The kitchen has been completely renovated, it's larger than it was when we moved in and we particularly like the large window above the sink so we can watch the birds (and our son) in the garden when we're washing up.

The house is on a lovely cul-de-sac, which means it's peaceful, feels safe and has a real community feel. It's in a great location, within walking distance to local schools, amenities, green space, local sports' clubs and bus stops. It also has excellent transport links for commuting. More broadly, we love Shinfield.. so much so that we are not moving far; we simply need a bit more space as our family has grown.

The house and the area have so much to offer. We've really enjoyed living here and know whoever comes after us will too.
Dan & Neil Estate Agents’ comments…

Tucked right in the heart of Shinfield, but without being stuck on a big estate, this place gives you the best of both worlds, a peaceful setting with easy access out to everything you need.

From the outside, it’s a gorgeous looking home that’s clearly been well cared for, with new cladding and new windows giving it a fresh, modern feel. Step inside and you’ll find three bedrooms - two doubles and a really good-sized single that works perfectly as a working-from-home office if needed. Downstairs, there’s loads of space to enjoy. The garage has been converted, creating an extra reception room that’s ideal as a study, playroom, or snug. There’s also the bonus of a downstairs W.C.

To the rear, the property has been extended to create a fantastic, spacious kitchen that’s been fully remodelled by the current owners. It’s tastefully finished, comes with underfloor heating, and flows beautifully around into the dining area so it is absolutely perfect for entertaining friends and family. At the front, you’ve got a big, bright lounge that’s filled with natural light, making it a really welcoming space to relax.

Outside, there’s a lovely garden to the rear and plenty of driveway parking at the front along with further green space with a front garden too, rare these days.

All in all, a home that’s been thoughtfully improved, offers loads of flexible space, and sits in a brilliant location, ready for you to move straight in and enjoy.
Area Comments…

Ilbury Close is tucked away in the heart of Shinfield and is widely considered one of the village’s most desirable spots, not least because it’s a quiet no-through road, adding to the sense of privacy and calm. It’s easy to see why people stay here for so long. Everything you need is within walking distance, from local shops and welcoming pubs, including the popular Shinfield Arms, to the beautiful Langley Mead Nature Reserve. Families are well served too, with a number of well-regarded schools close by.

For commuters, Junction 11 of the M4 is just a five-minute drive, and there are regular bus routes into Reading and Wokingham. With its peaceful setting, strong sense of community, and excellent convenience, Ilbury Close is the kind of place you’ll be happy to call home for years to come.
