The Council are seeking Expressions of Interest Applications from suitably experienced parties wishing to set up and operate a café and toilets in the beautiful Tamar Valley, an Area of Outstanding Natural Beauty and part of the West Devon Mining and World Heritage site.

This is an exciting opportunity to create a vibrant hub, serving visitors enjoying the extensive cycling, running, horse-riding, and walking trails. The Centre offers various facilities in addition to the café and toilets such as additional rooms for training/exhibitions or storage. There is an option to lease either the whole space or to separate the Café and toilets from the storage space and lease one or the other.

Café Area: Approx. 121m2
Rear Storage Area: Approx. 101 m² (optional)
Cafe: Indoor seating for circa 30 covers, outdoor terrace for circa 30+ covers.
Toilet Facilities: The Café operator will be required to open and maintain the toilet facilities during café opening hours (To be agreed).
Equipment: Not included.
Services Required: Provision of hot and cold food and drinks, snacks, potentially local produce/gifts. Maintenance and cleaning of public toilets to a high standard. The sale of alcohol on the Site shall not be permitted.
Lease Term: Minimum 3 years negotiable.
Break Clause: Mutual Landlord and Tenant’s 4 month break clause.
Proposed Commencement Date: To be agreed.
Services: Mains Electricity and water.
Tenant Responsibilities: The tenant will be responsible for all outgoings including utilities,
Business Rates and compliance with planning, licensing and health and safety requirements.
