Description

The Seller’s View
We have absolutely loved living in the charming Berkshire village of Burghfield Common, it has such a fantastic community spirit. From annual events like the May Fayre and Burghfest beer festival, organised by the local Santas charity group, to a thriving network of clubs and activities, there’s always something happening. Our children have benefited hugely from the local Scout group, village football team, and sailing club, making lifelong friends along the way. We enjoy catching up at the pop-up pub in the park and are excited for the return of the box cart race this year!

For a picturesque village, there’s so much to do without needing to travel far. We love walking through the woodlands to Mortimer for a country pub lunch, picking up fresh sourdough and free-range eggs from the bakery across the road, and swimming at Willink Leisure Centre. Harry’s Coffee Shop is our go-to spot for Sunday morning pancakes and hot chocolate, where the friendly atmosphere makes it the perfect place to catch up on local news. The village park at the top of our road is fantastic for a football kickabout and is a favourite among local dog walkers.

Our friendly neighbours make this a wonderful place to live, always ready to lend a hand—whether it’s taking in parcels, exchanging Christmas cards, or clearing snow in winter. The woodlands behind our home have been an incredible space for our children to climb trees, build dens, and experience a "free-range" childhood.

We’re only moving to a new home within the village to create extra space for our eldest child. We truly hope the next owners will love it here as much as we do—and we look forward to raising a pint with you at Burghfest!

The Agents View
I absolutely love this home. It has been meticulously cared for by the current owners, who have invested so much into it over the years. It is rare to find a property of this age with an A rated EPC, but thanks in part to the solar panels, a brand new boiler installed in 2024 and energy efficient LED lighting throughout, it is exceptionally economical to run. The solar panels even come with a battery, meaning the owners spend very little on electricity from the grid each year.

Inside, the home is beautifully presented with a modern kitchen, stylish bathrooms and tasteful décor, leaving you with very little to do other than add your own personal touches. Whether you have young children or teenagers, this home is perfectly suited to family life. Beyond the master bedroom, which I assume would be yours, each of the additional bedrooms are generously sized doubles. They are ideal for keeping toys contained or giving teenagers their own retreat.

For families with older children who are learning to drive or already on the road, the driveway comfortably fits three cars and there is plenty of front garden space that could be converted into even more parking if needed. Plus the garage could also be used for a car, unless you'd need it for storing bikes etc.

The Area View
Burghfield Common is a sought-after location, offering a perfect blend of countryside living and excellent transport links. Commuters benefit from regular train services to London (around 1 hour from Theale or Mortimer), and a bus route to Reading (approximately 20 minutes) from just across the road. This easy access makes it ideal for professionals and families alike.

For families, the area has outstanding local schools and high-quality childcare. Nearby options include Jubilee Day Nursery, which even has its own farm, and a selection of "Good" and "Outstanding" Ofsted-rated schools, including primary and secondary schools within walking distance, plus excellent options in Burghfield and Mortimer.

The village has all the essential amenities, including a doctor’s surgery, pharmacy, vets, and a much-loved bakery and greengrocers. With its beautiful green spaces, thriving local community, and excellent transport connections, this village truly offers the best of both worlds—a peaceful rural lifestyle with easy access to London and Reading.
