Main Residence - Price range £1.5M - £1.7M

A rare opportunity to own a piece of history – Home Farm is the first house built in the village and holds Grade II listed status. This charming and character-filled property seamlessly blends historic features with modern convenience, offering a spacious family home alongside a lucrative holiday let business.

The main house boasts four generously sized bedrooms, including a master suite with ensuite bathroom. The lounge features an open working fireplace, providing a warm and inviting atmosphere, while the dining room showcases a stunning fireplace sourced from Wells Cathedral, adding to the property's rich heritage.
At the heart of the home lies the kitchen, complete with a central island, offering a perfect space for family gatherings and entertaining. The property also benefits from ample storage and modern amenities while preserving its historical charm.

Holiday Let Business And Income Potential - Home Farm currently features five charming holiday let cottages, each with private gardens, providing a lucrative income stream. The current owners generate a gross income of approximately £60,000 - £80,000 per annum from just three of the cottages, operating for only eight months of the year.
There is significant potential to increase revenue by letting the remaining two cottages and extending the letting period to operate year-round. The current owners choose to close for four months annually due to the demands of their additional business during peak seasons.
This presents an exciting opportunity for investors or those seeking a lifestyle change, with the potential to maximize returns while enjoying the idyllic countryside setting.
A large barn on-site previously held planning permission (now lapsed) to convert into two additional holiday cottages, offering further development potential. There is also a commercial laundry room for business use and a separate laundry room for guest convenience.

Further information about the holiday cottages are available upon request.

Outdoor Space And Parking - This exceptional property is set on just over two acres and enjoys breathtaking countryside views, with direct access to Crook Peak—the highest point in the Mendips, offering stunning 360-degree views across Somerset. Ideal for nature lovers, with access to the Strawberry Line, providing endless opportunities for scenic walks and outdoor pursuits.
The property offers ample parking for the main house, including a convenient overflow car park serving the holiday let cottages. Additionally, two double garages with electric roller doors provide secure storage and added convenience.
This unique setting combines rural tranquillity with practical amenities, making it an ideal home for those seeking space, views, and outdoor adventure.

History - Home Farm, located on Barton Road in Barton, Winscombe, boasts a rich history dating back to the 15th century. Originally constructed around 1450 as a single-storey house, it likely featured an attached barn. In the late 1400s, the house was extended toward the road, and approximately 250 years ago, the roof was raised to add a second floor. The adjacent Bakehouse cottage, though its original construction date is uncertain, was rebuilt around 230 years ago on its original site. Both Home Farm and the Bakehouse are now Grade II listed buildings.
The presence of several outbuildings where the current Granary and Scrumpy cottages stand. In the early 1900s, the Bakehouse served as the kitchen, accompanied by a hay store (likely the present-day Hayloft cottage) and a cider barn (probably where Scrumpy Cottage is now located).
Over the centuries, Home Farm primarily operated as a working farm. However, much of its land was sold in the mid-20th century, leading to a period of disuse. Restoration efforts commenced in the 1980s, culminating in the completion of the fifth cottage, Fry's Barn, in 2003. The original stones from a derelict barn were repurposed to construct the main retaining walls of the central gardens.
