Description
Just off Byres Road, the property is ideally located within walking distance of a superb selection of local amenities, the West End’s renowned Botanical Gardens and the University of Glasgow, making it an exceptionally appealing home for a wide range of buyers.
Grosvenor Crescent is a particularly popular and centrally located Dowanhill address, situated just off Byres Road and adjacent to the landmark Kelvinside Hillhead Parish Church - which is beautifully illuminated in the evenings & gives this street pretty focal point. Despite its excellent centrality, the crescent enjoys a very peaceful atmosphere, and the home for sale benefits from an attractive outlook across to surrounding blonde sandstone townhouses and down towards Byres Road. Although less than one minute’s walk from the vibrant heart of Byres Road, this is a surprisingly tranquil position which appeals equally to young professional couples, first-time buyers and those downsizing who wish to remain within easy walking distance of West End amenities and transport links. On-street parking is available locally, with permits obtainable from the local authority. Number 15 is a particularly handsome blonde sandstone townhouse which has been professionally stone-cleaned and is sub-divided into four private residential conversions.
Access to the building is via a secure entrance door which leads into an impressive shared hall and stairway, rich in original architectural detailing. Notable features include Corinthian columns with acanthus leaf capitals, a beautiful tiled floor within the main entrance area and a broad, sweeping staircase with substantial hardwood balustrade rising to the upper floors. The home for sale is situated on the second level and enjoys the rare advantage of being the sole residence on this floor.
As illustrated by the accompanying photography and HD video, this is a particularly attractive two-bedroom upper conversion which offers bright, comfortable living space within this enviably central yet peaceful location. The apartment retains a wealth of period features including two beautiful working fireplaces, sash and casement double-glazed windows — most notably the charming arched window within the kitchen — and attractive decorative coving, all of which contribute to the warm and welcoming atmosphere throughout.
In brief, the accommodation comprises an entrance hall providing access to each of the principal apartments, a welcoming main living room with remote operated living flame gas fireplace and a beautiful bay window offering views down towards Byres Road, and a kitchen with space to dine, fitted with attractive dark blue cabinetry, appliances and tiled splashback. The bedrooms are quietly positioned to the rear of the building and enjoy a particularly tranquil outlook across the charming mews houses of Grosvenor Crescent Lane. The principal bedroom is of lovely proportions and features eye-catching dark-toned panelling, into which a fully operational cast iron fireplace is set, creating a wonderfully atmospheric and characterful sleeping space. The second bedroom is a comfortable double, currently accommodating a magnificent Georgian wardrobe, and benefits from a lovely two-section window.
The property is further enhanced by the provision of a dedicated home office with skylight, making it an ideal home for academics or anyone who requires a private, defined space in which to work from home. A well-appointed bathroom, fitted with a white three-piece suite, shower over bath and tasteful tiling, completes the accommodation.

By way of historical interest, one of the first residents of 15 Grosvenor Crescent is understood to have been Reverend Andrew Gardiner, minister of the church now known as Òran Mór. His son later became Sir Frederick Gardiner, a prominent shipbuilder and major benefactor of the University of Glasgow, with several departmental chairs named in his honour. Portraits of the family, painted by Sir James Guthrie of the Glasgow Boys and a nephew of Andrew Gardiner, are now held in Kelvingrove Art Gallery and Museum. The interior of the building is understood to have been designed by George Walton, and the original stained glass from the first-floor drawing room is also preserved in Kelvingrove.
