Freehold

Description

Classic and well-presented three double bedroom Victorian terrace on a quiet and leafy side street, placing you just an eight minute walk from Nunhead Station, and three minutes from Nunhead Green Conservation Area (Nunhead Lane is just at the end of your street - it takes in Nunhead's cute independent high street plus village-style green) and beautiful Nunhead Cemetery. A generous garden of over 45 feet seals the deal.

Queens Road Peckham Station is a 15 minute walk, and Peckham Rye Station is yours in 16. Also close to you is Peckham Rye Park and Common - walk here in seven minutes.

From the smart and opened-up hall space you have a large and light open-plan reception. This is perfect for zoning seating and dining areas, and extends over 22 feet. A pale carpet flows through both the hall and reception areas, making everything feel super seamless and cosy. Your front room has custom-made shelving and cupboards to an entire wall, with a perfect central spot for the telly. As throughout the house, windows are double-glazed.

At the end of the hall you have a handy under-stairs cupboard to your left (for coats etc.), then straight ahead you have your generous eat-in kitchen. This extends 18 feet, to double-glazed French doors out to your pleasing lawned garden. Your fitted kitchen (with large profile floor tiling) is a sleek modern white gloss one, paired with stainless steel handles.

Upstairs and from the half-landing you have a good double bedroom to the rear of the house, with garden views (you also have Velux skylights in the roofline for extra light/star-gazing) - this is over 11 feet by nearly 9 feet. Wooden floors and pale walls impress.

Then from the landing proper, bedroom two rests to your left. This is carpeted, and is over 9 feet by 8 feet. Next door is the property's bathroom (with 'sun tunnel') with a modern white suite and over-bath shower.

Across the front of the house you have your principal bedroom, of 15 feet by over 11 feet. A slick bank of fitted to-the-ceiling blue wardrobes (with useful drawers as well) keeps matters tidy.

A pretty spot but so well-connected. Nunhead Station has London Victoria trains and Thameslink trains too (Farringdon, Blackfriars and King's Cross). It also puts on an impressive skyline view from the platform!

Or you can walk to Queens Road Peckham station (15 minutes) or Peckham Rye Station (16) for London Overground services and Southern trains (all three stations are Fare Zone 2). Canary Wharf is easy via Canada Water, also destinations such as Clapham Junction or Shoreditch High Street.

Nunhead has a relaxed feel, with central green, playground and community centre (by AOC architects), and excellent established staples which include Ayres Bakery and Soper's Fishmongers. Popular businesses include Mother Superior, El Vermut, Goodcup (and Goodnights), and BAR D4100. The Old Nun's Head, The Pyrotechnists Arms, Skehan's and The Earl of Derby are fab local pubs.

Central Peckham/Rye Lane is a 15 minute walk, for such delights as Peckham Levels, and The Bussey Building & Copeland Park complex, plus Market Building. Walk a further five minutes to Bellenden Road, with its independent high street and lovely shops, cafes and restaurants like Artusi, Ganapati, Flock & Herd and Review book store.

It is just a short stroll to Peckham Rye Park and common as we have already mentioned. Telegraph Hill's gorgeous parks with views and Saturday Farmers' Market are also close.

More locally, Nunhead Cemetery is a beautiful Victorian one - one of 'The Magnificent Seven' - with organised tours, and beautiful big trees and views!

For more options, Camberwell, East Dulwich and Brockley are all a short journey.
