The site comprises existing agricultural buildings and associated hardstanding accessed via a concrete farm track off Lampitts Green, bordered by residential properties to the east and allotments to the west. The northern edge is defined by a stone wall and gate, with further agricultural land surrounding the remaining boundaries, while remaining closely connected to the established village settlement.

The existing buildings are modern agricultural structures now reaching the end of their functional life. There is an existing weigh bridge on the site, which will need to be removed. The only barn to be retained as part of the development scheme is a U-shaped existing stone building to the east of the site, which is to be retained and converted. The site is irregular in shape, gently sloping, and visually contained by hedgerows, tree cover and surrounding farmland. A secondary unsurfaced agricultural access connects to North Newington Road to the west and will facilitate the new primary vehicular access point for the development.

The wider setting is characterised by open countryside, long-distance views and a strong agricultural context. The site is within the Wroxton Conservation Area. None of the buildings on the site are subject to any heritage designations, nor are any buildings immediately adjacent to the site. However, immediately adjacent to the southern boundary of the site is the Registered Park and Garden of Wroxton Abbey (Grade II* Listed) (List ID: 1000466). Within the surrounding context, there are a number of designated heritage assets towards the centre of Wroxton and within the Registered Park and Garden, alongside the Castle Bank Enclosure, a Scheduled Ancient Monument (List ID: 1021414) which is situated around 638m south-west of the site.

There is a Public Right of Way (PRoW) which crosses the proposed new entrance track. The site is not subject to any landscape or ecological designations and the site, in its entirety, is within Flood Zone 1, and is therefore at the lowest probability of fluvial flood risk. The Environment Agency Flood Map for Planning also shows there is also a very low risk of surface water flooding at the site.

The site is located on the western edge of Wroxton, a desirable rural village in Cherwell, Oxfordshire.

Wroxton is located approximately 6 miles (9.7 km) to the west of Banbury, 18 miles (29 km) to the north of Oxford, and 24 miles (38.6 km) to the southeast of Warwick.

The village offers a range of local amenities, including a village hall, parish church, public house, primary school, allotments and a village green, with more extensive services available in nearby Banbury.

The surrounding area is predominantly rural in nature, characterised by open farmland and rolling countryside, while benefiting from strong transport connections. The M40 motorway is easily accessible via Junction 11, approximately 4.5 miles (7.2 km) to the east, providing direct links to Oxford, London and Birmingham. Rail services to London Marylebone and Birmingham are available from Banbury railway station, with direct journey times to London of around 1 hour.
