Description

A beautifully presented Grade II listed cottage in a semi-elevated position in the heart of the sought-after Downland village of Whitsbury. AVAILABLE FOR VIEWINGS BETWEEN 7th - 13th MARCH 2026. PLEASE CONTACT THE AGENT FOR DETAILS.

Believed to hark back to the mid-18th century, the cottage served as the village Post Office from the 1930s onwards, before passing into private ownership and benefitting from a refurbishment scheme that has created the wonderful home of today. An extremely pretty facade of timber frame with brick infill under a thatched roof perhaps belies the luxury of the crisp and clean interiors, where a modern extension segues seamlessly into the traditional core of the original cottage. Chic country living is epitomised by the lovely open plan kitchen/dining room which flows into the garden room and study/hall, beyond which is the contrasting character of the sitting room with exposed ceiling beams and an Inglenook fireplace. The first floor is home to a lovely principal bedroom that enjoys a glorious outlook across to neighbouring paddock land, a beautifully appointed bathroom and a second double bedroom. Externally, the lawned garden sweeps round to the side and rear of the cottage as it follows the gradient of the hillside and there is direct access onto the adjoining quiet public footpath that leads through the trees up to the village church. In recent years the cottage has served as a successful holiday let, details of which are available on the following link:

The cottage is located in the heart of the picturesque village of Whitsbury, one of a cluster of pretty villages set amidst the rolling countryside of the Hampshire/Dorset border and within the Cranborne National Landscape and Dark Skies Reserve. The village is steeped in the heritage of the local racehorse stables and stud farm and the community is served by a popular Public House and Church, whilst the neighbouring Avonside town of Fordingbridge (approximately 2.5 miles) has a range of educational, health and recreational services sufficient to cater for most everyday needs.

Communications in the area are excellent. The A338 supplies a convenient link north to the Cathedral City of Salisbury and south to Bournemouth. The B3078 crosses the New Forest to provide links to Junction 1 of the M27 for Southampton and the M3 beyond. There are airports at Bournemouth and Southampton and mainline rail services to London Waterloo from Salisbury, Bournemouth and Southampton Parkway.

Whitsbury Down provides a glorious setting for walking and riding enthusiasts, whilst several miles to the East the New Forest National Park provides thousands of acres of unspoiled moor and heath land. Water sports opportunities abound on the South Coast and Blashford Lakes and there are golf clubs at Bramshaw and Salisbury.

From the village through road a gravel driveway leads up the gradient of the slope, culminating in a parking and turning area directly to the front of the cottage. From here there is access to the front door and pedestrian side and rear access.

The garden is principally located to the rear of the cottage and follows the gradient of the hillside upon which the cottage is set. From the Garden Room a set of steps bound by former railway sleepers rise to an expanse of lawn that wraps itself around the cottage on two elevations, offering views of the surrounding countryside. The garden is securely enclosed by a combination of hedging and fencing, with an inset gateway that opens directly onto a public footpath that winds its way up to the 13th Century St Leonard's Church.
