Description

A two-bedroom ground-floor maisonette on Tremaine Road in Anerley, with its own front door, a 60-foot rear garden, and 846 sq ft of well-arranged internal space. The current owners have thoughtfully upgraded the flat, and it has a settled, cared-for quality throughout. Offered to the market with a Share of freehold, and no ground rent or service charges.

The flat has its own entrance, which is a real bonus for those with pets and who prefer privacy. The reception is at the front, measuring 15'5" by 12'2", and it features stripped wooden floors, original cornicing, and two large double-glazed sash windows overlooking the street through a mature tree. There’s built-in shelving in the alcove, which is great for storage and lets you style the room as you wish.

The layout opens towards the rear, where the kitchen and dining room meet — just under 17 by 12'5" — it’s a large and very sociable space. A full dining table with bench seating sits comfortably alongside the kitchen, which works as well for a weeknight dinner as it does for entertaining. The kitchen is crisp and contemporary, with white cabinetry and white tops. It’s arranged in an L-shaped configuration, which creates plentiful worktop space, and there is also a great amount of storage space.

Both bedrooms are doubles, with the larger at the rear, overlooking the gardens. The rear room has a feature period fireplace, and like the second bedroom, has a calm and classic feel about it. Like all the windows throughout the flat, they have high-quality double-glazed sash windows, which retain the period look and charm but importantly are highly insulative and help keep energy bills in check.

The bathroom sits between the kitchen and the second bedroom, with a full-sized bath and a shower over it. It’s classic in style and has fully tiled walls with a window over the toilet for ventilation.

Moving outdoors, the flat has a very cute al fresco dining space adjacent to the dining space, in the side return, and the garden runs to nearly 60 feet, planted on both sides with a central path — it's ready for someone to put their mark on it.

Location-wise, for transport, the flat sits within reach of several stations, which is useful on the days when one line is disrupted. Anerley is the closest at 0.5 miles — around 12 minutes on foot — with trains to London Bridge and West Croydon, and Overground services through to Dalston and Shoreditch. Norwood Junction is 0.8 miles, with a direct train to London Bridge in 13 minutes, and a second route via Crystal Palace that stops at Gipsy Hill, West Norwood, Herne Hill, East Dulwich, and Peckham. Birkbeck is also 0.5 miles, with a tram every 10 minutes towards Beckenham Junction or East Croydon. Elmers End, just under a mile, adds a further tram link and a direct train to Charing Cross.

Betts Park is nearby, as is South Norwood Country Park, which offers 125 acres of parkland, wetlands, and meadow, and is under a mile away, and Crystal Palace Park is just under a mile in the other direction.

On Anerley Hill, Café Chic is a Persian café with a garden that locals treat as a reliable default — the falafel and halloumi wraps and coffee are consistently good, and the outdoor space works well for a late morning or a long lunch. Bob Wines is next door. Chatsworth Bakehouse draws a queue on most weekends, and rightly so. The Crystal Palace Wine Club is a more recent arrival that has settled in well. Further up the hill, the Triangle covers most things — gastropubs, independent coffee shops, an Everyman cinema, vintage shops, galleries, and the Haynes Lane food market, which runs on Saturdays.

Tenure-wise, the flat has a Share of freehold, with no ground rent or service charge.
