Description

Sherry FitzGerald is delighted to present this beautifully upgraded Edwardian redbrick home, built circa 1910 and extending to approximately 146 square metres with a C2 energy rating, to the market. Positioned on one of Phibsborough's most attractive and peaceful cul de sacs, the property enjoys a picturesque treelined setting among an elegant row of period houses. Thoughtfully renovated by the current owners, the home was significantly enhanced by a full double extension together with an additional single storey addition, transforming the rear into a bright, spacious and superbly connected set of living spaces. Large sash windows, skylights and French doors fill the interior with natural light, creating a warm and inviting atmosphere throughout the day. Blending the craftsmanship and charm of its era with carefully considered modern upgrades, this is a home of great character, style and balance in a highly sought after residential enclave.

Entering the home, the hallway unfolds with a refined sense of character, where patterned Victorian tiles introduce warmth and craftsmanship the moment you step inside. Light filters softly through the stained glass panel in the front door, casting gentle colour across the floor. Decorative coving and an ornate ceiling rose emphasise the generous ceiling height, while the original staircase rises with quiet confidence, its preserved timber and fine detailing echoing the home's heritage.

To the front, the main reception room is bathed in natural light from the elegant bay window, illuminating the rich tones of the solid walnut flooring. A beautifully restored marble fireplace anchors the space with quiet grandeur, its cast iron inset a reminder of the home's early twentieth century craftsmanship. Picture rails, coving and a ceiling rose frame the room with classic period detail, while a wide opening leads directly into the adjoining dining room, allowing the two rooms to flow together as one generous, cohesive reception space.

Moving into the dining room, the atmosphere becomes warm and grounded, with a second restored marble fireplace bringing depth and elegance. Bespoke alcove shelving with soft integrated lighting adds a gentle glow, while timber flooring continues the visual harmony from the front room. French doors open directly onto the internal courtyard, drawing the outdoors into the room and adding a calm, leafy backdrop to both everyday meals and more formal gatherings.

Just off this courtyard lies the lounge, an inviting and relaxed everyday living space. An exposed brick arch frames the stove fireplace, giving the room an intimate and characterful quality, while French doors connect it effortlessly to the courtyard, allowing soft exterior light to drift inside. This thoughtfully positioned room offers a cosy and flexible area, perfect for reading, conversation or unwinding at the end of the day.

At the heart of the home, the kitchen occupies a bright and generous position within the extended rear footprint, where natural light pours in through full width glazing and overhead skylights. Solid wood cabinetry crafted by Victorian Salvage brings a sense of timeless craft, complemented by a beautifully finished Kilkenny limestone island that serves as both an elegant work surface and a place to gather. The kitchen's connection to the garden creates a sense of openness and ease, making it an ideal space for cooking, dining and everyday family life.

A discreet utility room sits just off the kitchen, fitted with shelving and space for stacked laundry appliances. A neatly mounted ironing board and overhead storage maximise the practicality of the space, allowing household tasks to remain organised and out of view. Nearby, the guest WC is finished with thoughtful simplicity, featuring a wall hung toilet with concealed cistern and a small corner sink. A mosaic tiled splashback introduces subtle colour and textural interest.

At the centre of the home, the internal courtyard provides a quiet open air retreat framed by original brickwork. Decking gives the space a soft underfoot feel, while French doors from both the dining room and the lounge create an effortless indoor?outdoor rhythm. This sheltered pocket of the home is ideal for morning coffee or a quiet moment of calm in the day.

Stepping outside, the rear garden reveals a private low maintenance space designed for easy enjoyment. A paved terrace forms an inviting outdoor living area, complemented by raised timber planters and a neat stretch of artificial lawn. Built in seating anchors the garden with a sense of purpose, creating a natural place for dining, conversation or simply enjoying the quietness of its setting.

Upstairs, the main bedroom presents a serene full width retreat, filled with light from the large bay window that looks toward the tree?lined street. Timber floorboards add warmth beneath, and a restored marble fireplace together with a cast iron radiator reflects the home's early twentieth century charm. Decorative coving and a ceiling rose give the room a graceful sense of proportion, creating a calm and elegant space that feels both generous and beautifully composed.

The second bedroom, positioned to the rear, enjoys a lovely sense of calm with soft natural light filtering in from the garden side. Timber flooring and a restored marble fireplace lend the room a gentle period presence, complemented by decorative coving and a cast iron radiator that echoes the detailing found throughout the home. Its generous proportions make it a comfortable and adaptable double bedroom, enhanced by built in storage that keeps the space feeling ordered and harmonious.

Set slightly lower on the return, the third bedroom sits quietly overlooking the rear, its sash window drawing gentle light across the timber floorboards. A restored cast iron fireplace and cast iron radiator lend warmth and authenticity to the space, making it ideal as a bedroom, home office or study. Its position on the return gives it a sense of privacy and separation within the upper floor.

Also located on the return, the bathroom embraces a classic period aesthetic. White subway tiles pair with a chequered tile floor to create a timeless backdrop, while the high level cistern toilet with pull chain and claw?foot bath evoke early twentieth century charm. A pedestal sink and vintage?style heated towel rail complete the room, giving it both comfort and quiet elegance in a naturally bright setting.

At the centre of the upper level, the landing continues the home's narrative of light and space. Timber flooring and decorative plasterwork echo the entrance hall below, while natural brightness from the return enhances the openness and connects the upper rooms with calm continuity.

Norfolk Road enjoys a peaceful cul de sac setting in the heart of Phibsborough, one of Dublin's most characterful and well connected city neighbourhoods. Lined with elegant red brick period homes and mature trees, the street has a calm residential feel while remaining just moments from every convenience. A short walk brings you to the independent cafés, bakeries and eateries that define Phibsborough's village atmosphere, along with excellent daily essentials including shops, schools, pharmacies and supermarkets. The area is exceptionally well served by public transport, with frequent bus routes and the nearby Luas providing quick access across the city, while the Royal Canal towpath offers a scenic route for walking and cycling toward the city centre, Docklands and beyond. Broadstone, Stoneybatter, the Blessington Basin and the Botanic Gardens are all within easy reach, creating an enviable blend of urban living and green open spaces. With its charming streetscape, strong community feel and outstanding connectivity, Norfolk Road is one of Dublin 7's most desirable addresses.

Advice on buying Irish property

About Sherry FitzGerald, Phibsborough

Looking at the company today and thinking back to its’ origins, it’s interesting to see how, in the 30 or so years since its formation, the business has now grown to become Ireland’s largest, fully diversified property advisory firm servicing the residential and commercial property markets. Sherry FitzGerald was founded in 1982 as a result of the amalgamation of 2 companies – FitzGerald & Partners (founded 1972) and Sherry & Sons (founded in 1949). Back in 1982 we had just one residential office on Merrion Row in Dublin 2 with a second office in Terenure not opening until 1989.

Despite the economic difficulties of the 1980’s, the company recruited for the future by forming a team of young property professionals who shared a common vision of a new type of auctioneering company. From the start, we practiced a strong gender balance philosophy, a philosophy we have continued to practice to this day. We understood the absolute prerequisite to have a strong ethical foundation, combined with a sense of unparalleled customer service. That is why, back then, we introduced a non-negotiable rule of not allowing anyone in the company to buy a second-hand house off our own books, coupled with introducing opening 7 days a week into what had traditionally been a ‘9.30 – 5.30 & closed for lunch’ industry. Our strap line in those early days was ‘the new generation of estate agents’ which subsequently evolved into ‘the agent you’d recommend to a friend’.

In 1992 we were the first organisation in the history of the State, outside the Department of the Environment, to provide coherent house price information to the general public and subsequently launched our Dublin house price index in 1996. Today we employ 4 economists and, through all the challenges of the greatest property crash in Europe, we kept our commitment to research and transparent information by not only retaining this function, but by further resourcing it. Our national property index, launched in 1999, is a benchmark in terms of accurate reporting of house price trends. Every 3 months, over the last 15 years, this national index has been published without fear or favour.

In 1998 we opened our first office outside Dublin in Galway. In the same year we launched one of Ireland’s first property websites – www.sherryfitz.ie.

1998 also saw us consolidate our growing commercial presence by forming a joint venture company with the global property advisory firm DTZ Holdings – DTZ Sherry FitzGerald. Today DTZ Sherry FitzGerald is Ireland’s most successful and only nationwide commercial property advisor with offices in Dublin, Cork, Galway, Limerick and an associated office in Belfast.

In 1999 we launched Ireland’s first ever national property franchise organisation. Today there are 66 Sherry FitzGerald franchise offices, providing property advice in every corner of Ireland.

In the same year the Group acquired the Ross McParland New Homes business which was subsequently rebranded Sherry FitzGerald New Homes.

The new century kicked off with the acquisition of Cork’s leading residential estate agency, Burton Crowley O’Flynn, later rebranded Sherry FitzGerald and now occupying a flagship office, housing both our Commercial and Residential business on Lapps Quay in the heart of Cork city.

The year 2000 also saw the launch of Mortgage Insight, later rebranded Sherry FitzGerald Financial Services, providing independent mortgage and financial advice.

In 2000 our Chief Executive, Mark FitzGerald, came up with the idea of launching a national property portal and led the process of putting together the team, the partners and the investors that made it happen, with the subsequent successful launch of MyHome.ie in 2001. MyHome.ie quickly became Ireland’s largest and most innovative property website and, 5 years after its launch, was acquired by the Irish Times.

Meanwhile, DTZ Sherry FitzGerald was growing rapidly. In 2004 the company acquired the niche commercial practice of CS Tierney O’Neill as well as further strengthening the Cork commercial business by acquiring the former Collier Jackson Stops office.

In 2005 Sherry FitzGerald successfully diversified into the U.K. market with the acquisition of the 150 year old, central and West London estate agency of Marsh & Parsons. In the following year, Marsh & Parsons acquired another London estate agency, Vanstons, which was rebranded Marsh & Parsons, and in the subsequent 5 years we grew this network to 14 London offices employing over 200 people. In 2011 we successfully sold the Marsh & Parsons business leaving the business debt free.

The timing of the Marsh & Parsons acquisition also helped to protect the Sherry FitzGerald parent business during the depths of the property crash, enabling us to keep all our own offices open and 200 people directly employed. This made us the largest Irish property business to emerge from the crash.

In 2006 we launched two community initiatives supported by the Sherry FitzGerald Foundation. Firstly, the "Your Home Away From Home" which saw us underwrite the purchase of 5 Fontenoy Street, Phibsboro for Temple Street Children´s Hospital to use as parents’ accommodation for two families 365 days a year. We subsequently arranged two successful 10km Walkathons to raise funds for the project. Secondly, we were instrumental in the establishment of Amawele - a new national charity which now twins 85 schools in Ireland with schools in the Eastern and West Cape of South Africa.

In 2008 we were chosen by Christie’s International Real Estate to be their exclusive affiliate in Ireland. This partnership gives sellers of prestige homes in Ireland access to international markets. Likewise we can also offer the owners of luxury property abroad access to local expertise when they come to sell, via the global Christie’s International Real Estate network.

In 2013, we acquired our two residential franchise offices in Galway and Limerick and opened our first Blackrock office in 2014. Since its foundation in August 1982, the Sherry FitzGerald Group has grown from a small fledgling company in one location to a nationwide, diversified business operating in 88 different locations. Currently we employ 315 people directly in our 22 owned offices across a diversified residential and commercial property business (18 residential, 4 commercial), alongside our franchise business with an additional 69 offices throughout Ireland, separately employing over 200 people. Sherry FitzGerald Group remains an Irish privately owned business and committed to leading the marketplace as we have done over the last 32 years.
