Description

This generous croft with potential house site and grazing shares is located in the picturesque village of Uig, on the Isle of Skye.

This generous croft and grazing shares is located in the picturesque village of Uig, on the Isle of Skye. The owner-occupied croft, extending to approximately 3.8 hectares, also comes with a decrofted house site (currently with no planning) extending to a further 0.15 hectares (Register of Crofts no. I3640). Further to this, the assignation of a grazing share in the Conon Common Grazing’s is also included within the sale (Crofting Register no. CG300).

The house site is currently laid to trees, although an old croft house does remain on the site, giving the purchaser the opportunity to construct their own property given the necessary planning consents. Mains electricity, drainage and water is assumed nearby for connection. The croft is fully fenced and has been well maintained.

The village of Uig is situated on the North-West coast of the highly popular Isle of Skye with facilities in the village including a shop, Post Office, petrol station, hotel, bar and restaurant as well as a ferry terminal offering a regular service to the Outer Isles. Education is provided at Kilmuir Primary School (both Gaelic and English medium are available) or Portree High School to which bus transportation provided daily. The town of Portree is approximately 16 miles away and offers an excellent range of facilities along with a thriving High Street providing a good range of retail outlets. The area is also a highly popular tourist destination with a wide range of outdoor activities and places of interest available on your doorstep. Inverness, the main business and commercial centre in the Highlands is approximately 125 miles away and offers extensive shopping, leisure and entertainment facilities along with excellent road, rail and air links to the South and beyond.

A prospective purchaser should note that this croft land is regulated by the Crofting Commission. This means that the successful purchaser/assignee is agreeing to abide by certain duties with regard to the croft land. These duties are:

• A duty to be ordinarily resident on, or within 32km (20 miles) of your croft;
• A duty to cultivate and maintain your croft or put it to another purposeful use; and
• A duty not to misuse or neglect your croft.

In addition, there is a legal requirement to return an Annual Notice to the Crofting Commission each year, confirming whether or not you adhere to these duties. Failure to return this notice is a criminal offence, and if as a result of this, if any failure to meet the duties is discovered, you could lose the croft or the right to use it.
