Description

***OPEN HOUSE - SATURDAY 2ND MAY - 2PM - 4PM***
Attractive stone built home with pretty garden bounding the River Tweed

Description

The Schoolhouse is an attractive stone-built property situated within the picturesque village of Tweedsmuir. Dating from the late 1800s and formerly the home of the headmaster of the adjacent school, the property now offers spacious and well-presented accommodation arranged over three floors. The setting is particularly appealing, with open views to the surrounding hills and the River Tweed running below the bottom of the garden.

The property is entered at ground floor level, which forms the principal living space. A welcoming vestibule leads into a central hall with a staircase rising to the first floor. The ground floor boasts a spacious living room with a bay window enjoying southerly views. During the winter months, a wood-burning stove provides both warmth and a focal point.

The kitchen is also positioned on the south side of the property and is open plan with the dining area, which overlooks the rear garden. It is fitted with a range of traditionally styled base and wall-mounted units with timber worktops. An informal breakfast bar provides additional seating, and appliances include an electric oven, hob, extractor fan and fridge/freezer. A separate formal dining room completes the ground floor accommodation and could easily serve as a fourth bedroom if required.

The first floor is dedicated to bedroom accommodation and comprises three generous double bedrooms. The principal bedroom benefits from an en suite shower room, while the remaining bedrooms are served by a large family bathroom. All rooms are well proportioned and arranged around a central landing.

At lower ground floor level there is a further living room, along with a laundry/utility room and a separate storage room, making this floor ideal for practical use, hobbies, or potential ancillary accommodation. A door on this level provides direct access to the garden.

To the front of the property lies a pretty garden and a small driveway adjacent to the front door. A path leads down the side of the house to an additional parking area, where there is ample with additional space. The main garden is predominantly laid to lawn and flanked by mature hedging. Towards the bottom of the garden is an outdoor dining area overlooking the River Tweed—an ideal spot for watching local wildlife and enjoying al fresco dining.

LOT 2: THE OLD SCHOOL
The Old School sits adjacent to The Schoolhouse and is available by separate negotiation. Currently used as a store, the property was granted planning permission in 2016 for conversion into a three-bedroom property with one or two reception rooms. The property could also be used for more creative purposes such as a yoga studio, art studio, woodworking or other creative projects. Further information can be found under planning reference 16/00808/FUL on the Scottish Borders Planning portal. Offers over £175,000 are invited.

Location

The School House lies in the unspoilt rural setting of Tweedsmuir just off the A701, with excellent road links to Edinburgh, Glasgow, the M74 and the South.

Tweedsmuir has a village hall, church and a vibrant community, including the community owned Crook Inn (1.5 miles away), part of which is used for community events through the year and regularly opens to the public as a café during the holiday season. The larger village of Broughton (8 miles north) has a village shop, tea room/bistro, craft brewery, garage and primary school with a school bus service serving the village.

Slightly further afield are the towns of Peebles and Biggar with secondary schools and thriving high streets with both artisan shops and more mainstream businesses. Peebles has a Sainsbury’s, Co-op and Tesco, a theatre and arts centre and hosts several annual festivals including the renowned Arts Festival. There are also notable restaurants including Michelin Bib Gourmand Osso and the 2 AA Rosette Horseshoe in Eddleston. Biggar has a Co-op and the award-winning Barony restaurant along with The Crown pub. Sainsbury’s, Tesco, Asda and Morrisons all deliver online groceries to Tweedsmuir.

The local area provides a plethora of outdoor sporting opportunities with exceptional hill walking, mountain biking on the 7Stanes, shooting and trout fishing. Stobo Castle Health Spa and Dawyck Botanical Gardens are also a short drive away.
