Description

A Grade II listed Georgian townhouse in Tetbury with exquisite interiors and a private garden.

Description

Situated in the heart of Tetbury, East Barton is perfectly positioned to enjoy all the attractions of this vibrant and highly sought-after historic market town. It was originally part of the carriage wing of the neighbouring Georgian townhouse. Now a separate dwelling, this home dates back to the 1700s and is rich in character, featuring flagstone flooring, lofty ceilings and sash windows. The property offers impeccable interiors, and has been subject to recent improvements including the relocation of the kitchen to the rear of the house, to connect seamlessly with the conservatory.

Arranged over three floors, The property is entered via an entrance hall with a cloakroom to one side, leading into the main hall with attractive flagstone flooring, an elegant staircase and access to the principal reception rooms. The sitting room looks out over the garden and features an original open fireplace, perfect for cosy evenings at home. To the front, the dining room is illuminated by a roof light and warmed by a wood-burning stove, creating a welcoming space for entertaining.

The newly fitted kitchen features bespoke Shaker-style cabinetry by deVOL, a Belfast sink and a central island. Integrated appliances include a traditional Aga, a freezer and a dishwasher. The floor is finished with traditional terracotta tiles. Doors open into a light-filled conservatory leading to the garden – ideal for everyday living and entertaining during the warmer months. Adjoining the kitchen is a practical butler's pantry with built-in larder cupboard and full size fridge freezer as well as additional storage and worktop space.

On the first floor, the principal bedroom benefits from fitted wardrobes and an en suite bathroom. A second bedroom, also with built-in wardrobes, is served by a family bathroom. The second floor provides a third bedroom featuring exposed beams and an en suite bathroom, making it ideal for guest accommodation. This floor also offers access to additional loft storage.

Outside
The property enjoys a prime position overlooking the Green, set within a charming and characterful part of the town, with nearby on-street parking. To the rear, there is a delightful south-west-facing enclosed town garden, which is predominantly laid to lawn with attractive stone paving and a gravel pathway. The garden is enhanced by characterful stone walling, bordered by full flower beds providing year-round interest, and an array of mature trees, creating a wonderfully private and peaceful outdoor setting.

Adjacent to the house, a paved terrace provides an ideal space for alfresco entertaining. In addition, there is a useful Cotswold stone studio offering a versatile space with excellent potential for ancillary use, subject to the necessary permissions. A garden shed to the rear completes the outdoor space, providing practical storage for gardening equipment.

Location

Tetbury is a popular and lively traditional Cotswold market town, well known for its 17th- and 18th-century architecture. Historically, the town was known for its wool market and more recently antique shops but today boutique and specialist shops, together with cafes, an award-winning bakery, restaurants and bistros have come to the fore. There is superstore shopping on the edge of town and a wider choice of supermarkets, shops and leisure facilities in nearby Cirencester (12 miles).

There are direct rail services to London Paddington from Kemble and Swindon stations, the latter scheduled to take approximately 55 minutes. There is good access to the M4 and M5 towards Bristol and the A419/A417 on the other side of Cirencester. The main regional centres include Cheltenham, Bristol and Swindon, all of which are within daily commuting distance.

There is a good choice of private and state schools in the area including Westonbirt, Beaudesert Park and the Cheltenham Colleges.

Nearby is the world-famous National Arboretum at Westonbirt which covers 600 acres and boasts one of the most varied specimen collections in Europe as well as some 17 miles of trails. Other recreational opportunities include golf at Westonbirt and Minchinhampton, sailing at the Cotswold Lakes, motor racing at the Castle Combe circuit, racing at Cheltenham, polo at Cirencester and Beaufort polo clubs and horse trials at Badminton and Cirencester Park.
