Description
Description
Description
The Manor House is approached via a private drive and occupies a very discreet and private location in the centre of its gardens, adjacent to the grade I listed, Holy Trinity Church, and within yards of the shops, sailing club and quay.
The property is set over 3 floors and blends period architecture and traditional reception spaces with contemporary design and open plan living. The kitchen/breakfast room and family dining area were remodelled by the current owners in 2022. There is planning permission to replace the current extension with a more traditional orangery-style extension. Adjacent to the kitchen is a useful utility room and a boot room with a back door that leads out to the swimming pool. Accessed from the boot room is a shower room and changing room for the pool.
The vaulted reception hall of The Manor House is a wonderful feature and unexpected in a property of this era. The archaic stone wall that extends the height of the staircase, is likely Medieval. The formal dining room is located in the oldest part of the property and the 16th century fireplace within it is mentioned in the listing. There are open fireplaces in a number of the reception rooms.
The accommodation is distributed across two floors. The floors are connected by a characterful central staircase and a secondary staircase. The principal suite is dual aspect and has an attractive corner chimney breast and fireplace. On the first floor, all of the bedrooms have their own bathroom, 3 of which are ensuite. Throughout the top floor the 5 bedrooms have access to 3 bathrooms. These rooms are flexible and could be used as play rooms or hobby rooms alternatively.
Outside, the terraced area around the pool is beautifully planted, affording a tropical feel to the setting. Solar panels on the roof of the cottage contribute to the heating of the pool. There is a hard tennis court and a tree house, which is likely in need of repair. The shallow moat runs through the gardens.
The detached cottage is the ideal area for guests or staff. It is well presented and the gym and studio rooms at either end provide flexibility for a range of purposes. A second driveway leads to the far side of the cottage where there is a parking area, which means that the cottage could have independent access to the main house.
The outbuilding, which extends to 2,195 square foot, is currently used for the storage of garden equipment, bicycles and sailing equipment. There is ample room to store vehicles and within the building is a secure car store with electronic shutter.
Gardens
The gardens wrap around The Manor House, characterised by areas of lawn, mature planting and impressive mature trees. The current owners have hosted the annual village fete on the lawn for several years. There is a French drain running beneath the main lawn. A tree house is nestled in the wooded area on the south side of the garden, which may be in need of some remedial work. A gate leads from the garden into the church yard. The delightful walled garden is located next to the outbuilding and houses a brick and timber-framed glass house, vegetable beds and fruit cages.
Please note that there is further land available by separate negotiation, which comprises woodland, ponds and a field leading down to the foreshore.
Location
The Lordship of the Manor of Bosham predates 1066 and its history is intertwined with that of the village of Bosham. Today the Manor of Bosham, together with the Crown Estate, owns the majority of Chichester Harbour’s seabed and foreshores. The Manor also owns Bosham Quay & most of the moorings in Bosham Channel.
The Manor House, not to be confused with the Manor of Bosham, is the residential centrepiece of the village, despite not being visible.
Bosham village is well known for its tidal waterfront, sailing heritage and strong local amenities. It is home to Bosham Sailing Club, based at the Old Mill on Bosham Quay, with direct access to the Bosham Channel and an active dinghy sailing community, which attracts families to the area. The village offers a small but well regarded selection of places to eat, including the waterside Anchor Bleu, the Bosham Inn and Marwick’s Brasserie, alongside informal cafés and tea rooms clustered around the quay and Bosham Walk. Day–to-day amenities include a village shop, church, primary school and a mainline railway station with services via Chichester, while a range of farm shops and farm retailers are found in the surrounding Chichester Harbour and West Sussex countryside.
History
The Manor House, which is grade II listed, holds great historical and local significance. It is located in the heart of the village and was reputedly the site of the royal residence of King Harold II, who famously met his demise at the Battle of Hastings in 1066. A manor house, alleged to be on the site of the current Manor House, is depicted in the Bayeaux Tapestry and referenced in Anglo Saxon chronicles. Alongside the gardens of The Manor House runs a Roman mill race.
