Description

A44498FNC73 - Right in the heart of Montchavin, La Plagne, this stand alone chalet has Alpine charme and is waiting for a renovation to realise its full potential.
Only a few minutes walk to the Montchavin chairlift; once you're on that you can ski straight to the Vanoise Express for a day out in Les Arcs or head up to the vast skiing area of La Plagne.
The chalet is in the centre of this beautiful Savoyard village; the boulangerie is on your doorstep as are the ski schools and the Espace Paradisio swimming pool and spa complex is only a short walk.
If you were thinking of buying a family home then this chalet is also round the corner from the Montchavin primary school.
The chalet is divided into two apartments but it could be opened up to make one larger property.
Ground floor apartment
The entrance opens onto the lounge-kitchen-diner (13,35m²) which lead to a central corridor where you see the first part of the old arch from when this used to be the village "Four à pain" where bread was baked for everyone.
Bedroom 1 (11,33m²) also has part of this archway which is a lovely feature in this spacious bedroom.
There is a separate WC and at the end of the corridor the shared shower room (6.67m²) with space for a washing machine, always handy for holiday letting.
The second bedroom (10,15m²) can take a double and single bed comfortably.

First floor apartment
Access is via the balcony which could seat a small bistro table and chairs; it looks out over the charming little streets of Montchavin with a view over to Mont Blanc.
Just off the main corridor is a store room (3,15m²) very handy for storing ski equipment or a mountain bike depending on the season.
The lounge-diner (23m²) was recently renovated so the wood is lighter but still retains that traditional chalet-feel. There are two spiral staircases to access the upper floor but they aren't imposing and actually add to the unique feel of this property.
The heating is supplemented with a cosy pellet burner.
Directly opposite is the fully fitted kitchen and pantry (8,83m² and 1,44m²).
On this floor is one bedroom (12,45m²) which has a cosy feel to it with the wood cladding but two windows let in the light and the view over the rooftops of Montchavin to the pistes is pure "ski resort magic".
There is a separate WC and also a bathroom with a bath on this floor.

Second floor
There have been 4 bedrooms created on this upper floor. The space was divided up so that 2 of the bedrooms have their own ensuite shower rooms and two bedrooms share a shower room (they are split level bedrooms).
The bedrooms are in the eaves so part of the living space is under 1,80m height. Velux windows and two unusual porthole windows provide the sunlight in these rooms with beautiful old beams.
The rooms run the length of the chalet and could be joined together to make a larger space.
This area was renovated in the early 2000s for a holiday company to maximise the number of beds in the chalet whilst providing enough bathrooms. For personal use, the space could, for example, be converted into two large ensuite bedrooms with plenty of room for storage under the eaves.

The village of Montchavin (1250m) is linked to Les Coches above it via a telecabine and free bus service (in the winter and summer seasons). Only a 7-8 minute drive to the TGV train station of Landry (where all trains stop) means it's incredibly easy to access.
The ski resort of La Plagne has a fantastic 225km of pistes with glacier skiing reassuring those people who want to stay in a charming village but access the world class skiing conditions of this amazing ski resort.
If you fancy a day in Les Arcs; catch the Montchavin chairlift and then you ski directly to the Vanoise Express and the whole of Paradiski is out there for you.
Montchavin also comes to life in the summer with walking, mountain biking directly from the village. The benefit of this altitude is that you are a short distance to the cycle track running from Aime to Bourg Saint Maurice and the Plan d'Eau (lake) is also only a short ride/drive away.

A great opportunity to buy in the centre of Paradiski and make the property your own with a renovation, the chalet has been priced accordingly. There is no parking space with the property but there are two resort car parks a short walk away.

About Leggett Immobilier, France

La Maison du Chapitre, 24340 La Rochebeaucourt, France

Leggett Immobilier is a family business that was started 20 years ago and founded on the genuine belief that French estate agency could be done better – today this still holds true. Indeed, this belief was validated last year when we were crowned "Best Estate Agency in France" at a prestigious awards ceremony in London.

All of our agents live and work in France and have excellent local knowledge, covering both their area and local property prices. Clients are given a single point of contact who is dedicated to helping them make the right decision and to be by their side throughout the purchase process. Our in-house contracts team are experienced in dealing with local notaires and have overseen the purchase of over €1bn of French property - they will ensure that the sale progresses smoothly and our fully bilingual team will guide you through all legal documentation.

With over 600 agents spread across the country we like to think that we are now the leading international estate agency in France, last year around one in ten of all UK buyers of French property trusted us to help them. However, the company’s size and success has not altered the fact that we are a family business who pride ourselves on professionalism and friendliness.

Local knowledge is invaluable when buying in a foreign country. Leggett provides this knowledge - nearly all of our agents have lived through a move themselves and have been trained to deal with any issue or question that might arise. This training includes a three day, residential, course, further "advanced" training and access to our head office team who keep abreast of all changes in French property law and legislation.

It is this, unique, “hand-holding” approach that has helped build the foundations of our company. No other agency in France takes such care of a client before, during and after a property is purchased.

The system for buying a property in France can be complex but is regarded as being one of the safest in the world – the French like "red tape" but not much surprises us now.

With over 20 years of experience, we have the knowledge to aid with legal matters, help with finance, and even ensure that you have all the essential services connected when you make the move to your new home.

Leggett Immobilier - local knowledge you can trust.
