would not recommend Fizzy Hayes, particularly the 3-bedroom apartments facing the garden. While the setting might sound appealing, the reality has been quite frustrating. The noise levels are consistently high, especially in the evenings, with children frequently shouting and playing loudly late into the night. I raised these concerns with management, but unfortunately no meaningful action was taken. The lack of response or effort to address ongoing noise issues has been disappointing and has significantly impacted the living experience. Overall, if you value peace and quiet in your home, this may not be the right place for.
How has the building management responded to any problems or issues you have raised:
Building management has been very disappointing in their response to issues. Most concerns raised, including noise complaints, have not been properly addressed. Instead, it feels like almost everything is treated as chargeable, with little willingness to resolve problems fairly. This has been frustrating, and I am now considering taking legal action due to some of the charges imposed.
Please share one thing (or more) which you wish you had known before you moved in:
there have been noticeable changes recently. Unfortunately, the current building management has not handled issues well. Concerns I raised, including ongoing noise, were not properly addressed, and it often feels like everything is treated as chargeable rather than resolved fairly. This has made the overall experience frustrating and disappointing.

Living in Hayes is a bit like having a very practical flatmate who prioritises function over vibes. On the plus side, you’re never far from what you need. Shops are everywhere mostly supermarkets, takeaways, and the occasional corner shop that looks like it’s been there since time began. Food-wise, it’s solid if you’re happy living on chicken, chips, or the sacred combination of both. Bars exist, but nobody’s pretending this is Ibiza. Not glamorous, but very super convenient and it grows on you, like a slightly loud but reliable neighbour who always has a spare charger.
How has the building management responded to any problems or issues you have raised:
Building management has generally responded well to issues raised, with problems being handled in a reasonable timeframe. Emeric, the handyman, is especially helpful and efficient super reliable and quick to sort things out, which makes a big difference.
Please share one thing (or more) which you wish you had known before you moved in:
One thing I wish I had known before moving in is that the community events and get-togethers are actually a nice way to meet neighbours. Also, during viewings it’s hard to fully appreciate day-to-day things like how busy parking can get at certain times, or how lively the area feels in the evenings compared to daytime. The flat itself is great, but I’d tell a new neighbour to expect a more “lived-in” urban atmosphere rather than total quiet, especially around peak hours. Another useful tip is that parking spaces can be quite expensive, at around £120, so it’s worth factoring that in early on if you plan to have a car.

Living at Ten Degrees in Croydon is very convenient overall. There’s a strong range of shops, supermarkets, restaurants and bars nearby, especially around Boxpark, so you’re never short of options. Transport links are excellent with East Croydon station a short walk away, making commuting into central London quick and easy, plus good tram and bus connections. On the downside, the area can feel busy and noisy, particularly at night with traffic and people around. Parking is limited and not ideal if you have a car. Bin collections are generally fine, but like most busy areas, there can occasionally be mess or anti-social behaviour. Overall, it’s great for convenience and connectivity, but comes with typical city-centre trade-offs.
How has the building management responded to any problems or issues you have raised:
Building management have been excellent whenever I’ve raised issues. They respond quickly, communicate clearly and follow up to make sure everything is resolved properly. The team are always friendly, professional and genuinely helpful.
Please share one thing (or more) which you wish you had known before you moved in:
One thing I wish I’d known before moving in is how busy the area gets, especially around evenings and weekends – it’s great for convenience, but you do get more noise than expected. I’d also say higher floors make a noticeable difference for both views and reducing street noise. On the positive side, the facilities get used a lot, so try to go at off-peak times if you want a quieter gym or workspace. Overall, it’s a great place, just worth knowing the pace of the area beforehand.

The surrounding area is not particularly appealing; however, the development benefits from its close proximity to East Croydon station, offering excellent transport convenience. Grocery shopping is also highly accessible, with a range of options available throughout the day and into the evening.
How has the building management responded to any problems or issues you have raised:
The reception team, including Chantal, Funto, and Time, are exceptionally supportive and always available to help. They create a welcoming atmosphere and genuinely make the development feel like home.
Please share one thing (or more) which you wish you had known before you moved in:
There were no negative surprises after moving in; the property has met expectations throughout.

Good: close to the train station. Many groceries and restrant around. Bad: sometimes the resident can make quite some noise in late night such as 2:00AM.
How has the building management responded to any problems or issues you have raised:
Daniel is very friendly and professional. I also like the security team and maintenance team. They all provide fantastic service.

The window gap is annoying, wind can blow in through the small caps between the frame and hinge.
