Description
Description
The Granary dates from the 1850s and was once the grain store for Foss Estate’s Home Farm. The building was converted into a home over 40 years ago and in the last 18 months it has been completely refurbished including insulation, new boiler, hot water cylinder, two new cold water tanks and radiators. The heating and hot water are controlled by a Hive system. The house has been completely rewired with a hard wired integrated smoke detector system. External sockets have been installed for a robotic mower and there is wiring for a vehicle charging point. Cat 5 sockets enabling high speed data transmission are installed in every room. A new Organic Scavanger, UV and filtration system has been installed for the private water supply. The interior is now warm, contemporary and enormously comfortable. It makes the best of its setting and is presented in move-in condition. It has double glazed windows and new double and triple glazed doors.
On the ground levels, there is a sunny entrance hall, a newly fitted dining-kitchen and a new bathroom with a handmade two person bath. There is also a double bedroom with en-suite shower room, a large boot room, a spacious utility/store room with a large American-style fridge-freezer included in the sale. A bright living room runs the full length of the house, which has space for a lounge area as well as a large dining table. It has double-glazed doors to the gardens at both ends. This is a versatile room and when it is not used for entertaining or for watching television, it makes a fabulous home office.
On the upper floor the impressive main sitting room has a semi-circle of picture windows that frame a magnificent view across the loch. There is a modern, efficient woodburning stove. The principal bedroom has its own walk-in wardrobe and there are two further double bedrooms that share the main bathroom, from which there are beautiful views of the loch. A Ramsay ladder provides access to a large floored attic space.
Garden
The garden extends to 0.67 acres. An enclosed lawn extends to the waterside where there is light woodland and a delightful private, sandy beach. This is an idyllic spot for picnics, barbeques and water-based activities. There is a boat winch, a jetty and space to moor boats at the lochside. There are lots of spring bulbs in the garden and a pretty burn runs along the eastern boundary. A paved terrace is accessible from the kitchen, utility room and dining room. The front patio and courtyard garden are a delightful sun-trap.
An old stone outbuilding in the garden may offer potential to be converted into further accommodation (subject to obtaining the appropriate consents), and there is dressed stone stored on site that may be useful for any conversion.
Location
The Granary is one of four houses located in a quiet courtyard setting at Foss Home Farm, on the south shore of Loch Tummel. The location is ideal for anyone who enjoys water based activities, with its own small beach and Loch Tummel Sailing club just a few hundred metres down the shoreline to the west. Being close to impressive hills as well as Lochs Tay and Rannoch, The Granary is also a great base for walking, cycling, wildlife watching and hill climbing. Schiehallion and Ben Lawers are two popular local munros. Outlander’s ‘Craigh na Dun’ is an enjoyable 9 mile cycle ride away from The Granary.
The Granary is approximately 13 miles from both Pitlochry and Aberfeldy, which are attractive Victorian towns both with local supermarkets, independent shops, restaurants and professional services. Pitlochry has a Festival Theatre as well as a train station with daily services to Inverness and London. Edinburgh (81 miles), Glasgow (94 miles) and Perth 37 miles are all easily accessible via the A9.
Square Footage: 2,323 sq ft
Acreage: 0.76 Acres
Directions
From the A9 north of Pitlochry, take the minor exit signposted for Clunie and Foss. Continue along the road beside Loch Faskally and then along the south side of Loch Tummel for approximately 9 miles. Turn into the shared driveway at Foss Home Farm, where The Granary is the first property on the right-hand side.
From Aberfeldy follow the B846 out of the town through Weem and Coshieville over the hill to Foss Home Farm (approx 12 miles).
Alternatively turn off the A9 just north of Pitlochry and follow the B8019 which runs along the north side of Loch Tummel. In Tummel Bridge take the B846 towards Aberfeldy but turn left to Foss about 2 miles after leaving the village. The turning to The Granary (at Foss Home Farm) is on the left after 1.5 miles.
