Located right in the heart of Connahs Quay sits this fabulous three bedroom home that's ready for you to pick your bags up from wherever you are, and move straight in. Yeah, it could do with a coat of paint, but they owners left that, as if they paint it grey, you want blue, they paint it blue you want orange....you see where I'm going.....they are leaving if for you to decide, how thoughtful!

As you drive down the no through road, or better put, quiet Cul de Sac, you pull up outside the second to last home. You know what this means, no through traffic, so your kids are free to play safely in the street without fear of being knocked down. Although saying that, there are plenty of other places for them to play other than in the road.

OK, this house has had money spent on it and offers a lot more ways that could improve it even more, so let's run through the main things.

So, it's had a full re-wire, it was a 2 bedroom and is now three, although it has a massive landing that could be increased into larger bedrooms if you really wanted.

The ground floor understairs storage could be turned into a very handy cloakroom, again, if the need arose. Full planning has been granted to add an extension onto the side of the house, again, option is there is you ever needed more space.

There's ample parking for at least 2 cars in the front, however, if you removed the side gate, you can fit more down the side.....unless you decide to build the extension!

The boiler has a Hive system, it's only three years old and has been serviced yearly.
There are security CCTV cameras fitted, as well as an alarm, offering all the peace of mind you're going to need, as well as an optional baseball bat........ok, I'm only kidding there, that's actually for rounders, I've seen the ball!

If you have kids and don't want the garden cluttered with all of their toys, then there are four, yes four playgrounds all within a short walk of this house. There is also a field that's almost opposite, which is very quiet and mainly only sees people walking their dogs on.

Ysgol Cae'r Nant Primary School is literally at the end of the road where you turn in, so no more drives to school, they can literally walk, even in the rain! Bryn Deva Primary School is probably about a 10 minute walk, so all very handy indeed.

Stepping inside, we walk into the porch area which has been cleverly opened up, making the internal hallway feel a lot larger. There is room here for all hats, coats, shoes and umbrellas that any family has to offer. Stairs rise in front of us to the, you guessed it, first floor, while the hallway is kept nice and illuminated thanks to the large glass frosted panel, in the front door, and the skylight in the pitched roof.

The first door on our left opens into the bright and spacious lounge. A large window that almost fills the entire wall, ok not quite entire, but a lot of it, allows us views over the front aspect as well as providing loads of natural light to flow in. The quality light carpets provide a strong element of luxury, as well as comfort for your feet. A feature real flame effect fireplace takes centre stage in the room, offering a romantic element for when it's dark outside and the amber glow flickers across the room as the movie kicks off.....that is until your kids scream, Mum, where did you put my......and the night is rudely interrupted!

From the lounge, we walk down the hallway, past one understairs cupboard door until we get to the end, where a door opens to the kitchen / dining room.

This kitchen / dining room is larger than most as it's been slightly extended. This provides the dining area that little bit of extra space which makes all the difference when entertaining. Again, it's kept nice and light thanks to the floor to ceiling window and patio door opening to the rear garden. If you like having a few friends around to show off your culinary skills too, then this is the room in which to do it.

A door opens to reveal a large understairs pantry / storage cupboard, and you could always convert this into a cloakroom, but seek professional advice before attempting this please.

Moving down to the kitchen end, you have everything here that will aid you to create the masterpieces that you set out to do. Stylish floor and wall mounted units provide a place for all of your 'stuff' with luxury worksurfaces covering three walls for all of your food preparation requirements, as well as a place for all of your 21st Century gadgets that we've become so reliant upon. A door opens to reveal a secret utility cupboard, with plumbing and electric for washer and dryer. This kitchen has it all, and then some. A window looks out over the rear garden so that washing the dishes isn't quite so boring....WASHING UP, I hear you cry!!! Don't worry, there is a void in the integrated cupboard under the sink, where your dishwasher goes.....and I'm not talking about your husband!

Stepping outside the patio door, we are greeted with a patio area, ideal for garden chairs and BBQ's as well as a large area of new decking. The garden is completely enclosed with a wooden fence for privacy and also a nice border for the garden. There's a large area down the side of the home, which I covered earlier, ideal for parking more cars, caravan or even an extension. This is a great area for friends and family to enjoy throughout the summertime and soak up the sun and drink.

Back inside the hallway, we take the stairs to the first floor. Now this is where this home is very different to most similar 3 bed semi detached houses.

The landing is massive, made this way by the previous owners as they only wanted two bedrooms and a massive landing. You could, very easily, and with a bit of money, make the landing smaller and increase the size of the three bedrooms. Although, I will point out, the two bedrooms are generous doubles, the third is more of a nursery, but could easily be remedied.

The main bedroom has a built-in wardrobe, a large window that looks out over the rear garden and will offer you a great vantage point for star gazing, as we all love to do when in bed.

The second bedroom looks out over the front aspect, again offering all the trimmings that the rear window does. Another integral double wardrobe creates a space for all of your fashion items, as well as other bits and bobs.

The third bedroom looks out over the front garden and as I said earlier, either needs to be made larger or makes an ideal nursery, office if you're lucky enough to work from home, or games room.

The family bathroom has been fitted with a contemporary suite consisting of all the usual suspects that you'd expect to find in here. We have a wooden panel bath with chrome mixer taps and a handheld shower attachment, perfect for shampoo removal. There's a pedestal wash hand basin and of course, let's not forget, the most important piece of equipment in here, the lavatory. A stylish chrome heated towel rail not only compliments the bathroom, but keeps the towels nice and toasty on a cold winters eve. A frosted window lets ample light flood in, and keeps those prying eyes out......no, it's not that kind of area, before you start!!

Berry and George is a family business, after my two children, Hallie (Berry) and Steve....only kidding, he's called George! I started this business to make a difference after I was totally let down by a local agent when my father was terminally ill. You can verify this, just check out our fabulous reviews, you'll see this is all backed up by our many 5 Star Google Reviews, the highest for any agent in Flintshire.

We work alongside some excellent partners who can help in the process, such as an independent mortgage broker service and independent local solicitors, so whatever help you need, we are here to help you.

We charge a set fee with no hidden extras and are quite unique in that we are open for you 7 days a week and have no contract to tie you in, Berry and George is like no other Estate Agent.
