Description

Accommodation comprises

You enter through a front porch into the main hallway.
The sitting room is positioned at the front of the house and is a bright, welcoming space featuring attractive ceiling beams.
To the rear is the impressive open plan kitchen and dining room, an unusually spacious feature for a cottage of this size. The kitchen is fitted with modern units, an AGA, and an additional electric oven and hob. Intergrated Dishwasher. Fridge, Freezer, washing machine and tumble dryer also provided.
The dining area comfortably accommodates a family sized table.
Flowing from the kitchen/diner is a contemporary family/garden room with a pitched ceiling and oak bi fold doors opening directly onto the rear garden.
A downstairs cloakroom and utility room, both with access to the garden, complete the ground floor.
Upstairs are three double bedrooms. The master bedroom benefits from an en suite bathroom, while a separate shower room serves the remaining two bedrooms.

Garden & Grounds
A tarmac driveway runs alongside the property, providing ample parking for multiple vehicles and leading to the garage at the rear.
The south facing rear garden enjoys open views of rolling countryside. Directly outside the garden room is a level patio, ideal for outdoor dining. The main garden is laid to lawn and is notably larger than average for a village cottage. A timber storage shed sits behind the garage.

DIRECTIONS

Arden Cottage is in the centre of the village, situated on the same side of the road as the The Old Thatch Inn. If you are travelling from the Exeter direction the cottage is after the pub on the left hand side.

AVAILABILITY: Now

Holding Deposit: 1 Weeks Rent

The purpose of a holding deposit is to enable both the Landlord and the Applicant to demonstrate their commitment to entering into a tenancy agreement on the terms agreed in this document, subject to the references being acceptable and verified. Nothing in this agreement requires the Landlord, Winkworth, or the Applicant to enter into a tenancy and all tenancies are subject to contract. By making this payment both parties are creating a contract about the holding deposit, but they are not entering into a tenancy at this point.

The holding deposit will be a sum equivalent to 1 week of rent for the requested property, which is calculated based on the proposed rent stated on page one of this agreement. As an Applicant for a property you should understand that where you make this commitment and then subsequently decide not to proceed with our tenancy, perhaps because you have applied for more than one property, you risk forfeiting part or all of your holding deposit. You should refer to our Refund Terms for more information.

DEPOSIT: 5 weeks rent
