Description

The Sellers View
I have genuinely loved living in this home, and it is going to be incredibly hard to leave.

What I have loved most is the location. Fetlock Way is set within a lovely modern part of Newbury that feels peaceful and tucked away, yet you are still close enough to walk into town whenever you want to. Having everything so accessible has made day to day life really easy, from shops and cafés to the train station and bus links. Being near Newbury Racecourse has also been such a bonus, with lovely open space nearby and plenty going on throughout the year, while still being far enough away that it always feels calm at home.

The house itself has such a warm and welcoming feel. Although it is a modern home, it has always felt cosy and comfortable from the moment you walk in. One of the things we appreciated most was the space. Every room feels generously sized, and with three bedrooms and three bathrooms, it has worked brilliantly for family life. Everyone has been able to enjoy their own space, which makes such a difference.

The kitchen dining family room has always been the heart of the home. So many happy moments have been spent here, cooking meals while chatting with the children, helping with homework, or simply being together at the end of the day. In the summer, opening the doors into the garden makes the whole space feel even bigger and brings the outside in.

We landscaped the garden to be somewhere we could truly enjoy. It is easy to maintain, private, and has become a lovely place to sit, relax and unwind rather than something that needs constant work.

Having the separate lounge upstairs has also been a real luxury. It gives you another space to escape to in the evenings, whether that is to watch a film, read a book, or simply enjoy some quiet time away from the main living area.

This has been such an easy and happy home to live in. It is comfortable, calm and full of wonderful memories, and I hope the next owners will love it just as much as we have.

The Agents View
Offered to the market with no onward chain, this beautifully presented three bedroom townhouse was built in 2018 by David Wilson Homes and offers stylish, modern living arranged over three well designed floors in a highly convenient Newbury location.

To the front of the property there is driveway parking and access to the single integral garage, providing excellent storage or secure parking. Stepping inside, the ground floor is centred around a superb kitchen dining family room at the rear of the home. This is a bright and sociable space, perfect for everyday living and entertaining, with patio doors opening onto the landscaped rear garden. Designed to be low maintenance, the garden is ideal for those wanting outside space without the upkeep. The ground floor also benefits from a cloakroom, useful storage cupboards, and internal access to the garage, where the current owners have created a practical utility area to the rear.

The first floor offers a fantastic separate living room with doors opening onto a private balcony, giving a great additional reception space to relax or entertain. This level also includes a generous double bedroom and a modern family bathroom.

On the top floor, the principal bedroom enjoys its own en suite shower room, creating an excellent main suite. There is also a further double bedroom and an additional bathroom, making the layout particularly practical for families, guests or those needing work from home options.

Homes on this development also contribute to an annual service charge for the upkeep of communal areas, which is approximately £150 per year and typical for a modern residential setting.

Overall, this is a smart, spacious and highly versatile home in a sought after part of Newbury, offering modern convenience, quality build credentials and a layout that works brilliantly for modern life.
