Pages is one of those houses that draws admiration. A very pretty Georgian fronted home, with large sash windows, mellow 18th century brick and the distinctive pedimented door. It has such a welcoming and warm appeal to it.
The house is just as elegant inside as the main façade would suggest. A fairly major overhaul in 2006 improved the internal space and made it both more refined as well as practical, with a lovely flow to the layout. The works were extensive, including re-wiring and plumbing, damp proofing and decoration.
The tone is set on entry, where the half glazed doors lead into a wide hall with a view straight through the house via glazed doors at the back, leading the eye out to the walled garden. It creates a real feel of space within a village setting.
The hall leads off to the principal rooms of the house. A fine drawing room is a highlight, with light flooding in through the sash windows, an attractive open fireplace and cabinetry either side. It is a comfortable and relaxing space, which continues in a part open plan fashion into a snug/TV area that enjoys views of the garden by glazed doors to the south-west facing terrace. A utility room is helpfully next to the kitchen, whilst next to the dining room is a cosy study, with fitted shelving and a view across to the church. The layout of the ground floor makes it as adept for drinks parties as it does for cosy suppers or quiet reading in the drawing room.
Upstairs, a landing with good natural light connects all five bedrooms. A principal bedroom is in the middle of the house, a spacious room with built in wardrobes and dressing area through to an en suite bathroom. A further double bedroom, with en suite shower room is tucked away at one end of the house, which is cleverly arranged with a smaller bedroom next door, so can be used for staying guests with children.
At the other end of the house, a further large double bedroom makes the most of the sash window light. A further bedroom, family bathroom and separate WC complete the first floor together with plenty of storage.
Upon arrival at Pages, in front of the house is a subtle yet refined garden, behind a low brick wall, with clipped copper beech hedging, lawn, beds of geraniums and spring bulbs and climbing roses. A wide paved path between the wall leads to the front door, and on either side of the path are a stand of crab apple, providing lovely spring blossom and their colourful fruit though winter. A second path leads to a pedestrian door directly into the garden at the rear.
The charming and predominantly walled main garden, one of the defining features of the house, enjoys the perfect south to west aspect behind the house. It is such a surprise to see such an expansive space within a village environment, with the enjoyment of it made all the more special by the high south facing wall that stretches along the northern and western boundary, providing privacy but also protection from the weather.
A large patio adjoins the house, ideal for al fresco dining and entertaining, with seating areas and the scent of roses from those adorning the house. Steps lead up through lavender beds to sweeping lawns that stretch away from the house, to beech hedging, through which are further lawns. Against the south facing wall, deep herbaceous beds provide seasonal interest, with bay topiary either side of a seating area, with further beds on the opposite side of the garden. The lawns beyond the beech hedging are complete with an attractive lead roofed folly in one corner of the walled garden, a great spot for calm contemplation, whilst at the furthest point is the practical area, with garden and storage sheds and composting area.
The gardens have been laid out with ease of maintenance in mind, but given their orientation and walled elements, it could be a gardeners dream to optimise the space.

Pages enjoys a central position, opposite the church, in the pretty village of Brinton. The village is known as one of the most unspoilt in the area, surrounded by North Norfolk countryside and within a few miles of popular destinations of Holt and the coastline. The nearby village of Letheringsett has a public house, The Kings Head, and the popular 'Jarrolds' farm shop and restaurant, with plenty of pop up events, all about a mile away from Pages . The bustling Georgian town of Holt, is only 3 miles, and renowned for its boutique shopping including Bakers & Larners, Byfords delicatessen and many independent retailers alongside art galleries, antiques shops, jewellers, restaurants and cafes.
